COMMERICAL BUILDING MAINTENANCE

HOURS: Monday – Friday, 7:00am to 4:00pm, with probable night / weekend hours which may be scheduled or on call.

POSITION RESPONSIBILITIES

• Maintenance and renovation of commercial spaces as needed, including plumbing, HVAC, electrical, lighting, painting, etc.
• General commercial grounds maintenance, such as removing debris/snow from parking lots and walkways, etc.
• General commercial janitorial duties, such as sweeping and mopping floors, trash removal, shampooing/buffing as needed
• Operate a motor vehicle to travel to various locations to obtain supplies or perform maintenance duties.
• Communicates regularly with management on current and expected needs for maintenance
• Respond immediately to emergency maintenance requests on properties
• Respond efficiently and quickly to communications from other building staff members requiring assistance
• Monitors and reviews the inventory of expendable supplies utilized in the performance of duties area and reports to appropriate management when reorder points are reached
• Keeps supply/storage area(s) clean and accessible.
• Runs any outside errands and handles other special projects and duties as necessary and assigned

REQUIRED KNOWLEDGE AND SKILLS:

• Two (2) years commercial office maintenance experience
• Practical and working knowledge of general commercial carpentry, minor plumbing, HVAC (including chiller/boiler systems) and electrical repairs and/or renovation
• Must possess valid Driver License in good standing and own a personal vehicle

Must have the ability to:

• perform a variety of preventive mechanical maintenance routines on commercial building components and facilities
• operate and maintain a variety of power and manual tools and equipment (having own tools is preferable)
• work independently with minimal supervision and guidance
• read, write and do basic mathematical calculations and measurements
• operate basic computer system and utilize software; basic keyboarding skills
• establish and maintain effective working relationships with other employees, vendors and contractors
• lift and carry weights of approximately 20 to 75 lbs
• manipulate and move heavy objects with the assistance of dollies, hand trucks, and/or mechanical device(s)
• climb ladders; stand, walk, kneel and crouch for extended periods of time

Pay: $22.00 - $25.00 per hour
