3-Star Mobile Home Park. Stable Community With Upside

We are a mobile home and RV park in Hastings with 260 pads in total. Many residents own their own homes, but there are also park-owned homes and vacant lots that can be prepared to bring in new park-owned homes. The community is sub-metered for the water/sewer utility and readings are done remotely via radio.

We need a trustworthy Community Manager who can:

• Collect rents and deposit them using our check scanner - right from your desk. No need to go to the bank. Help continue migrating tenants to pay online, so you don’t have to deposit rents any longer.
• Maintain curb appeal of the property by managing outside vendors to do the needed work (you oversee that they're cutting the grass, removing junk, trimming trees, etc.)
• Inspect vacant mobile homes, photograph and communicate with corporate, oversee crews doing rehabs on mobile homes
• Market the property on Facebook, Craigslist, and other online marketplaces.
• Respond well and timely to tenants’ needs
• Enforce park rules
• Find and inspect used mobile homes to bring into our community. Manage their move, set, and rehab. Then rent them out to own (RTO) (you get a bonus if you find any!)

• A strong background in leasing or sales (with references)
• Computer literate - prior experience with Rent Manager, Yardi, or other rent tracking software a big plus

Compensation includes:

• Compensation will be dependent on your experience and include 3% commissions on selling homes (hint: it’s easy - you just show them, take applications, and they sell)
• Cash bonuses for good collections and increasing occupancy as well.
• Bonuses for finding homes to bring into the community and if a new tenant moves their home into the community from elsewhere.
