As the Regional Manager, you will be responsible for the overall operations of a portfolio of multifamily residential communities. You will provide direction to our staff members at each property, with a strong focus on coaching performance that drives customer satisfaction and financial results. Your position requires traveling and full knowledge of property operations. The Regional Manager is responsible for the overall business results that include significant scrutiny in the most important deliverables; financial, performance fundamentals, best practices, protocols, and service. A BBA is preferred.ESSENTIAL DUTIES AND RESPONSIBILITIES

Leadership:

· Participates in the screening and approval of hiring onsite personnel

· Provides leadership, guidance, and support to property personnel. Evaluate staff's efficiency and ensure that on-going training, coaching, counseling, and supportive leadership are provided

· Fosters an environment for open dialogue with property and corporate personnel to achieve goals, including conducting probationary and annual performance evaluations

· Document and communicate employee situations/concerns with Human Resources and take appropriate action as needed

· Ensure all administrative processes involving property personnel are handled effectively and in a timely matter

Operational / Administrative:

· Manages budgets, the achievement of operational, financial, and occupancy goals for the entire portfolio

· Software platform proficiency in Real Page One Site

· Conducts property visits regularly to provide recommendations and observations to improve the property, marketing, and leasing

· Oversees Capital Expenditure Projects for the assigned portfolio

· Makes strategic changes to improve property operations and strategic expense management

· Creates and evaluates property budgets and performance goals

· Reports weekly regarding portfolio performance with respect to occupancy, expense controls, capital improvements, and performance of property personnel

· Coordinates/ Participates and ensures that District Meetings and other relevant meetings/events are occurring as needed

· Vendor bidding and review of vendor contracts

· Managing compliance reviews and physical inspections

· Ensure a proper response, reporting, and handling of all portfolio emergencies with staff, residents, buildings, etc. are within standard operating procedures to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.)

Resident Relations:

· Assist with onsite emergency issues pertaining to the community or residents as needed

· Assist with legal issues, which include but are not limited to small claims and eviction cases and FAIR HOUSING PRINCIPLES

SUPERVISORY RESPONSIBILITIES

The Regional Manager is over all portfolio operations

This position requires the employee to have the ability to work as scheduled, work occasional weekends, or as needed.

Job Type: Full-time

Pay: $90,000.00 - $115,000.00 per year
