Job DescriptionFull Job DescriptionConstruction Management & Development, Inc. (CM&D) is currently seeking a talented individual with demonstrated experience in design, preconstruction and construction projects to join our team in Maui, HI. The Project Manager will assume primary responsibility for planning, directing, coordinating, and delivering healthcare project activities through the entire project life cycle (from initiation through handoff to client) that are major/complex/business critical. Under the general direction of the Project Director, the PM is responsible to lead project objectives and completion on time, on budget, and in conformance to CM&D’s project management methodologies and standards. The PM, working closely and in concert with the client, will serve in a key role managing the design team, directing day-to-day project and construction management responsibilities and will be instrumental to the successful development, implementation, and delivery of several projects.

Essential Duties & Responsibilities
  • Managing day-to-day project activities and assist in establishing project specific objectives and policies.
  • Establishing communications necessary to the client, project stakeholders, other agencies and the regulatory community.
  • Managing processes relating to the project's design to ensure that everything is delivered to schedule and budget, working very closely with estimators, project managers and other key members of the project team.
  • Reviewing and advising on designs, ensuring they meet regulatory and legislative requirements, standards and codes of practice, and the client’s brief.
  • Ensuring that design documents produced by the design team are of the right quality and that appropriate design deliverables for each design phase are submitted as per the project design schedule.
  • Under the general direction of a Project Director, prepare, analyze, and monitor design cost exposure reports and cash flow projections, maintain comprehensive design budgets, prepare, monitor, and maintain design schedules.
  • Leading and demonstrating project-focused culture, advise/provide mentorship to other staff regarding design management practices, project management practices, methods, and standards.
  • Establishing and implementing a quality assurance and quality control program for design and project life-cycle.
  • Leading all project meetings.
  • Providing frequent briefings to client on key project design milestones, issues, and budget.
  • Assisting in managing the design team in terms of compliance with required standards and codes, extent of required deliverables, quality assurance/document control, and compliance with schedule.
  • Managing established budget. Lead and provide direction in the tracking of project budgets.
  • Under the general direction of a Project Director, prepare, analyze, and monitor cost exposure reports and cash flow projections, maintain comprehensive budgets, prepare, monitor, and maintain schedules.
  • Managing daily staff assignments and participate in monthly staff meetings.
  • Providing frequent briefings to client on key project milestones, issues, and budget.
  • Assisting in managing the design team in terms of compliance with required standards and codes, extent of required deliverables, quality assurance/document control, and compliance with schedule.
  • Assisting in establishing the project delivery strategy including contract type, phasing, and bid packaging.
  • Preparing RFQ/RFP/bid packages and manage the pre-qualification, solicitation, and negotiation/award process for consultants and contractors.
  • Performing value engineering analysis and constructability reviews.
  • Providing daily oversight of on-site construction activities.
  • Overseeing the processing of submittals, requests for information, shop drawings, substitution requests, change proposals and change orders.
  • Reviewing and approving monthly payment requests by consultants and contractors.
  • Managing the preparation of daily and weekly reports, and prepare monthly reports that discuss, in detail, the status of the project.
  • Assisting client, design, and builder teams with reviews by jurisdictional agencies.
  • Overseeing the processes for change management including required notifications, communications to client, and resolution with consultants and contractors.
  • Providing oversight of the necessary infrastructure required for medical equipment (and FF&E) including confirming with design and builder teams that support, backing, utilities, and the like are procured and installed in a timely manner.
  • Ensuring contractors implement specific and well-developed safety, infection control, and health plans for working around and within healthcare environments and comply with applicable standards and regulations.
  • Other duties as may be assigned.
Minimum Qualifications
  • Bachelor's Degree in Engineering, Construction Management, or Architecture.
  • Experience in managing the full construction of healthcare construction project life cycle: including pre-construction, design phases, bidding & negotiating, construction, project close-out.
  • Minimum 7-10 years’ project management experience in delivering pre-construction and design phases of type I construction.
  • Strong computer skills and familiarity with Microsoft Office Suite products, and experience with project related scheduling systems such as MS Project is required.
  • Demonstrated ability to work in a fast paced and high-pressure environment, to meet often tight deadlines, and to work pro-actively as part of a committed team.
  • Ability to manage multiple projects effectively and efficiently.
  • Strong leadership skills & the ability to drive a team forward on tasks.
  • Excellent written and verbal communication skills.

  • Bachelor's (Required)
Experience:
  • Construction Project Management: 10 years (Required)
  • Type I Pre-construction and Design Project Management: 7 years (Required)
  • Full-Cycle, Complete, Complex Healthcare Construction: 10 years (Preferred)
  • Hawaii-based Construction Management: 1 year (Preferred)
Preferred Qualifications
  • Experience in managing full construction in the state of Hawaii.
  • Minimum 10 years’ project management experience in delivering healthcare/hospital projects.
  • Graphic design skills applied in MS and Adobe products
  • A graduate degree or project management certification is a plus
  • Estimating Experience is a plus.
  • Certified Healthcare Constructor
  • ASHE Healthcare Construction Certificate
Job Type: Full-time
Pay: $120,000.00 - $150,000.00 per year
