Job Summary

The Manager of Real Estate Services is responsible for the day-to-day management of the regional real estate team. This leader is tasked with adhering to the system and department standards, policies, and procedures to drive portfolio optimization and top-tier customer service. Key areas of ownership are leadership of the regional team, management of renewal transactions and non-core dispositions, business relationship management with key stakeholders and business partners internally and externally, embodiment of our system values and culture, and support to the Director on complex system initiatives, acquisitions, integrations, and joint ventures.

Essential Functions

  • The Manager of Real Estate Services for each region will lead the day-to-day activities of real estate services, including management of all leases, license agreements, real estate purchases, and related payments in alignment with the Enterprise Strategic Facility Plan.
  • Has direct supervision of the staff and leads the work of the real estate services specialists and property managers within the region who are responsible for a wide range of real estate functions related to contracts including drafting, negotiating, execution, administration and legal documentation, and day to day property management of the off sites.
  • Will serve as the Associate Broker and lead necessary functions related to the purchase, lease or sale of property which may require a State of Michigan Broker License.
  • In conjunction with other departments in the region, lead the due diligence work related to real estate transactions. Attend site tours with due diligence teams as needed. Work closely with the Sr. Director, Real Estate Strategy to monitor current market conditions and assist in developing short and long-term goals related to real estate services for the region. Develop and execute Landlord negotiation action plans. Prepare and present executive reporting of real estate portfolio for approval and as directed by senior management.
  • Act as the principle contract negotiator for major real estate transactions. Leads contract review meetings to ensure delivery against objectives and contract budgets; develops regular reports on contract milestones and performance; and informs internal customers, suppliers and management of activities and progress, through both verbal and written communications.
  • Develops, implements and maintains real estate operating budgets for all buildings in region to optimize fixed cost. Administers commercial and financial arrangements with landlords, tenants and suppliers to include billing, invoicing, performance/penalty adjustments where appropriate. Participates in annual budget forecasting, variance tracking and internal charge backs, where appropriate.
  • Gains knowledge on compliance and regulation changes affecting health care real estate and works in a coordinated way with the legal and compliance departments to develop the appropriate strategies and methodologies to maintain compliance for all real estate contracts.

Additional Functions

  • Accounts Payable - Approval of purchase orders and invoices, review and approval of annual OpEx Reconciliations (internal and external), review and approval of OpEx audits (external).
  • Accounts Receivable - Creating annual property budgets, supporting property expense audit requests and inquiries, approving unscheduled charges, serving as additional reviewer of recurring charges and monthly aged delinquency, managing collections activities including default and legal proceedings.
  • Business Development - Supporting and enacting the annual Lease Priorities, supporting and enacting the annual Corewell Health Real Estate Compliance Program, serving as additional support on real estate components of acquisitions, integrations, joint-venture initiatives, and complex system initiatives, ownership of the non-core disposition program of the regional portfolio, overseeing space utilization within the regional portfolio.
  • Department Management - Review and approval of team members expense reimbursements and PTO requests, leading recurring team meetings and weekly team member one-on-ones, upholding department and system culture, standards, policies, and procedures, managing business relationships with internal and external stakeholders and business partners, overseeing team member training schedules, performance and performance evaluations.
  • Finance - Supporting proforma creation for proposed transactions (to be submitted to Capital Committee), reviewing financial viability of Tenants, overseeing maintenance of the real estate financial data in the real estate database.
  • Portfolio Management - Ensuring proper and compliant insurance for the portfolio, ensuring leasing and contracting under proper entities, engaging real estate counsel as necessary or proper, engaging professional service vendors as necessary or proper, completing quarterly review of vendors, managing property casualty response, supporting asset R&M and capital improvement, managing multi-site landlord relationships.
  • Transaction Management - Reviewing market surveys and canvasing, engaging in negotiations and completing transactions directly and indirectly via preferred brokers, reviewing and approving due diligence and transaction supporting documents, ownership of the renewal transaction tracker and transaction lifecycle for regional portfolio, management and oversight of subordinate team members' renewal transactions (as applicable).

Qualifications

Required

  • Bachelor's Degree In relevant field, or equivalent experience
  • 5 years of relevant experience Healthcare Real Estate experience, and skilled in best practices for real estate negotiation tactics and strategies for large healthcare systems.
  • Corporate Real Estate Experience - Prior experience working in an enterprise size (400 records) corporate real estate portfolio.
  • Healthcare Real Estate Experience - Prior experience working on healthcare real estate portfolio(s) or transactions, with working knowledge of Stark and Anti-Kickback parameters.
  • Working knowledge of Stark and Anti-Kickback laws.
  • Experience in managing staff either as direct reports or as project manager of multi-disciplinary teams.
  • Experience in finance and contract management.
  • Experience working with legal and procurement staff.
  • LIC-State of MI Real Estate - STATE_MI State of Michigan Upon Hire

Preferred

  • Non-Profit Experience - Prior experience working for a non-profit organization, with working familiarity of the parameters applicable specifically to non-profit entities.
