Job Summary:
We are seeking a highly motivated and experienced Assistant Community Manager to join our team at Monaco Lakes Apartments! This is a full-time position in a 500 unit multi-family apartment community. The Assistant Community Manager will support the Community Manager in overseeing the day-to-day operations and leasing functions of the apartment complex. This role is ideal for someone with strong organizational skills, a customer-focused attitude, and experience in property management. You will work closely with residents, staff, and vendors to ensure the property is well-maintained and operates smoothly.

Oversee Leasing Process & Team:

  • Supervise and train leasing personnel on sales, Yardi, policies and procedures.
  • Approve leasing files.
  • Monitor daily inspections of models, mini-models, target units and move ins.
  • Monitor opening and closing procedures to ensure they are done daily.
  • Follow up on all inquiries and appointments in CRM.
  • Each day review availability and pre-leased report to ensure all move ins and move outs are processed.
  • Determine leasing problems and offer suggestions for solutions to problem vacancies.
  • Coordinate schedules of leasing personnel.
  • Monitor weekly reporting requirements.
  • Play an active role in weekly pricing calls by gaining a thorough understanding of the submarket. 

Resident Retention:

  • Develop and participate in resident retention and renewal programs.
  • Maintain renewal program, coordinate renewal pricing with Community Manager, send out letters, follow up, ensure residents that don’t renew are put on month-to-month status in Yardi.

Marketing:

  • Market the community to generate traffic and include outreach programs.
  • Monitor the property to ensure compliance to established standards of marketing and curb appeal.
  • Monitor and make necessary changes to Internet advertising for the property. All websites must be updated with new pricing within 24 hours of changes.
  • Craigslist posting 4 times per day at a minimum.
  • Create new marketing initiatives as needed.

General Office Assistance:

  • Answer incoming calls, schedule sales appointments, greet future and present residents, tour and follow up on traffic and inquires.
  • Perform any special projects as directed by the Community Manager.
  • Collaborate with other departments heads such as the Maintenance Supervisor and Community Manager to ensure apartment make ready's are accurate, as well as work orders are prioritized properly. 

Qualifications:

  • At least 1 year of experience as a high-level Assistant Property Manager
  • Organized, attention to detail, time management
  • Excellent interpersonal and communication skills
  • Yardi & CRM experience preferred
  • High School Diploma or equivalent
