Property and Retail Associate

The role involves overseeing the day-to-day operations of a vast 2.8 million square foot facility. This includes managing diverse spaces such as storage areas, industrial storage, office spaces, community areas, and retail/flea market stalls. The primary responsibilities include:

Roles and Responsibilities

Inspect and conduct daily walk throughs regularly to identify necessary repairs throughout the building inside the office and warehouse.

Collect security deposit, rent, and institute proper procedures against delinquent accounts.

Manage the day- to- day operations of the existing tenants, facility, lease management, and coordinating maintenance.

Troubleshoot and perform property repairs (including plumbing, carpentry, and electrical) in a timely manner or schedule work on- site, with existing maintenance staff.

Prepares vacancies for new tenants (turnkey) oversee move- outs and move- ins.

Work alongside the sales team to conduct tours for potential clients.

Work alongside the marketing team to promote your building through social media and outreach.

Review renewals, retention, and executes a plan to optimize occupancy rate.

Perform evictions and notice of defaults when necessary.

Provides comprehensive feedback and communicates with our corporate office, holding maintenance staff accountable for their assigned task and daily work scope, and holding yourself accountable for overseeing the overall work scope.

Work with the maintenance team to coordinate repairs, and or upgrades as needed to provide excellent customer service.

Follow proper procedures if we need to bid or outsource vendors for on- site jobs or repairs.

Support sales activity as necessary, site tours, customer needs, community activities, social media, etc.

Develops and maintains positive relationships with tenants by engaging with the existing customers and ensuring their needs and concerns are addressed promptly and professionally.

Maintains property by investigating and resolving member complaints, enforcing rules of occupancy, inspecting vacant units, and completing repairs.

Enforce our rules and regulations against violators, confronting tenants on site and documenting following the companies’ procedures.

Manage key card activation for all new tenants, collect keycards and deactivate with our internal team when a tenant moves out.

Greet walk- ins and ask them if they would like a tour of the facility explaining our company’s business model.

Ensure all common areas: lobby, restroom, office, warehouse restrooms, are clean and fully stocked. If you see trash pick it up, if the trash is full take, it out, if things need restocking, restock it, if you need to wipe a counter, wipe it.

Be accountable for managing the buildings appearance including landscaping maintenance, curb appeal, cleanliness, to ensure each maintenance staff or vendor is completing their daily, weekly, monthly work scope and schedule.

Prepare weekly and monthly occupancy reports which will include vacant units, occupied units, prepare tenant account analysis, updating site plans with our units and offices and reconciliation when a tenant dispute or is in default.

On call 24/7 in case of emergencies for incidents after hours in case you need to report it to our corporate office.

Occasionally work with city inspectors, and the fire department regarding compliance issues.

Administration duties and other office work such as sorting tenants mail and packages.

Always be the first and last point of contact for your assigned building. Before leaving work double check office doors, all warehouses exit doors, roll up doors, loading dock doors, and any point of entry into the facility to ensure the building is locked and utilities are off before leaving.

Help plan, and host events for team members and licensee’s.

Networking events, tabling events may also be a part of the job duties.

Additional Responsibilities for Super Flea:

· Super Flea Management: Perform store openings and closings, handle cash, and manage store staff on weekends.

· Customer and Employee Relations: Develop good customer relationships, address concerns, help plan and host community events, and foster a respectful and inclusive team environment.

· Operational Efficiency: Develop strategies for workplace efficiency

· Communication and Leadership: Liaise between managers, customers, employees, monitor entrance cash collections, and provide direction to staff.

· Administrative Duties: Handle email and phone correspondence and other office work such as sorting tenants' mail and packages.

Job Type: Full-time

Pay: $20.00 - $23.00 per hour

Schedule:

Monday to Friday, rotating weekends
