Reconstruction Project Manager Job Description-
This procedure outlines the requirements, reporting relationships, authority, responsibilities, duties, and measurements of performance for the Project Manager Reconstruction division of DAI, LLC.
The basic function of the Project Manager- Reconstruction of DAI, LLC is to sell, estimate, and manage reconstruction project (post DAI restoration/mitigation project) according to IICRC industry-leading standards, as well as being accountable for daily operations of multiple recon projects and management of all personnel and subcontractors on the job sites along with all paperwork that is issued to each specific project.
3.0 REQUIREMENTS
3.1 Education and Licenses
Required: High school or equivalent
Preferred: Management & Estimating skills & experience
OSHA 10-hour General Industry Safety and Health Certification preferred
IICRC Certification
3.2 Experience
A minimum of three years of management experience in the reconstruction and disaster restoration areas.
3.3 Skill, Knowledge and Abilities
Language ability includes reading, writing, spelling, mathematical and the ability to communicate clearly on technical and construction topics in English. Must be able to understand and interpret instructions from estimate / proposals and other written company / client instruction. Must have exceptional estimating skills and experience.

· Be able to adapt to and work with changing job schedules (on-call, after hours and weekends as needed)
· Be able to work with varied personalities of crew and clients.
· Have a professional appearance and attitude.
· Have excessive experience with all phases of construction, general understanding of building codes and preferred experience with basic plumbing/electrical codes. Preferred experience or IICRC certification in Mold Remediation, Fire/Soot Mitigation and Water Mitigation.
· Preferred knowledge of Xactimate Estimating Software Program and be able to understand estimated scope of work, interrupt/ basic understanding of blueprints
· Current Driver’s License and Current Department of Transportation Card
· 3 Years in the Industry
· Must have excellent customer service
3.4 Physical

On call duty as assigned
3.5 Mental
Analytical and observational skills that demonstrate an ability to organize, direct, budget, control and manage operations. Requires analytical knowledge and abilities using basic business math skills.
3.6 Working Conditions

4.0 REPORTING RELATIONSHIPS
4.1 The Project Manager reports to the VP of Operations.
4.2 The following employees report directly to the Project Manager:

4.2.5 General Laborer
5.0 AUTHORITY
5.1 The Project Manager has sufficient authority to make decisions and take actions required to satisfy the responsibilities of this position. Included in this is the accountability for both acts and omissions.
5.2 Implements and maintains company policies and procedures for his/her area.
5.3 Establish operating priorities, design and delivery methods and standards, operating systems and procedures for the personnel reporting to the Project Manager.
5.4 Set quality control standards for the Operations groups that are in line with company policy.
5.5 Propose the capital budget as it relates to the Operating Department needs.
5.6 To recruit, hire, train, discipline, evaluate, and recommend changes in pay compensation for all subordinates within his/her area of responsibility in accordance with company policies and procedures.
6.0 DUTIES & RESPONSIBILITIES
6.1 Manage, operate, and maintain (alongside the bookkeeper) the company's labor & material costs within the defined budget guidelines. Complete daily recon log sheet for tracking employees and expenses.
6.2 Ensures that the scope of work is followed, and standardized procedures and practices are met in a professional and timely manner.
6.3 Communicate on a high level to home and business owners during the restoration service process.
6.4 Communicate with understanding the details of all assignments to include but not limited to drawings, schedules, budget, change orders and customer inquiries, according to the project outline and agreed upon.
6.5 Work and communicate to all crew lead’s and quality control crew lead’s to ensure projects are done thoroughly and efficiently on time.
6.6 Responsible for maintaining schedules and managing a crew on multiple projects at one time.
6.7 Inspect sites thoroughly and document findings. Submit signed change orders to Ops Manager.
6.8 Prepare all necessary files and paperwork/job files accurately so that an estimate may be prepared directly from file.
6.9 Complete jobs in a timely manner or specific time frame.
6.10 Trouble shoot problems as they occur in the field, inform Ops manager of issues/concerns.
6.11 Evaluate and communicate the need for change orders to owners and subcontractors.
6.12 Arrange for permits as needed.
6.13 Manage project mobilization process and project dispatch - Communicate travel progress and ETA with management and customer representatives.
6.14 Act as a liaison with Operations Manager, Clients, Subs and in-house personnel
6.15 Relay necessary information to technicians and forecast future equipment and manpower needs as required for the job.
6.16 Manage, train, coach, critique and mentor staff.
6.17 Inventory tracking and resupplying.
6.18 Performing inspections, sign contracts, provide estimates, and manage project schedules.
6.19 Negotiate reconstruction services and insurance claim settlements.
7.0 MEASURES OF PERFORMANCE
7.1 Met or exceeded all functional responsibilities defined in the above job description.
7.2 Projects are brought in on time and within the standards established in the proposals and with no non-conformities. The goals for this position are: 1. work product is technically accurate, properly formatted and meets or exceeds the client’s expectations; 2. The totals from all projects combined meet or beat the revenue and profit totals.
7.3 All reporting personnel have been evaluated at least annually, preferably twice per year.
7.4 All reporting requirements have been met. No deadlines are missed.
7.5 Has attended and effectively participated in all weekly/monthly project reviews with the Operations Manager, President/Vice President. Valid business reasons are the exception.
7.6 Has secured signed change orders for all out-of-scope work. No out-of-scope work has been performed without signed change orders.
