Daley and Associates is Hiring a Portfolio Analyst - 24755 Near Boston, MA

Portfolio Analyst A well-established private equity real estate firm is seeking a Portfolio Analyst to join their team. This position will report directly to the Chief Investment Officer and the Director of Portfolio Management. This role will be responsible for maintaining the performance of financial models related to the firm’s portfolio of assets. This is a hybrid in-office position and the firm is looking to pay between $75-$85k on a base salary plus bonus. Responsibilities include but are not limited to:
  • Responsible for maintaining projection models of real estate assets and portfolios using Excel, Argus Enterprise financial software and Yardi accounting system data, to aid in the quarterly valuation process
  • Coordinate, review and analyze quarterly third-party appraisal reports
  • Gather data and work with members from the Asset Management and Accounting teams to analyze and understand real estate market data to calculate and confirm quarterly valuations of properties. Use several valuation methods including income approach (discounted cash flow analysis and direct capitalization) and sales comparable approach
  • Use tenant lease documents and financial statements from Yardi to update the models including rent roll terms, expenses, capital improvements, etc.
  • Work with the Asset Management team to monitor accurate model projections and assumptions
Qualifications:
  • Bachelor’s degree in Real Estate, Finance, Accounting, Economics, Mathematics or related degree
  • 1-3 years of related analytical experience with heavy emphasis on financial modeling using excel
  • Proficient in Excel, PowerPoint, Word, Adobe and Outlook
  • Advanced knowledge of Excel (building and maintaining financial models), discounted cash flow analysis and Argus Enterprise software
