JOB SUMMARY:

Investigates and verifies factors that are necessary to establish the eligibility of residents for continued public housing occupancy. Verifies resident income. Prepares HUD reporting.

ESSENTIAL FUNCTIONS:

The essential functions of the position include, but are not limited to the following:

1. Investigates and verifies factors that are necessary to establish the eligibility of residents and applicants for
continued public housing occupancy.

2. Meets with residents, completes annual and interim recertification calculations in an accurate and timely manner, and reviews findings with residents.

3. Leads and conducts recertification training and briefing meetings for residents.

4. Compiles data concerning household makeup and income, and investigates and/or verifies family income and sources.

5. Calculates retroactive rent charges or credits where necessary; refers fraud cases to Portfolio Manager for eviction.

6. Makes appointments with and communicates notifications to residents in a timely manner and in accordance with HUD and Authority policies and procedures.

7. Prepares and completes timely and accurate HUD forms for submission.

8. Maintains complete and accurate files and records of resident information, recalculations performed, and
correspondence, in accordance with Authority policies and procedures.

9. Reviews monthly HUD reports for accuracy and makes the necessary corrections for any discrepancies.

10. Answers phone, completes reporting, and performs and/or assists with other clerical tasks.

11. Performs other tasks as directed by the Community Manager.

SUPERVISORY RESPONSIBILITIES:

None.

WORK ENVIRONMENT:

Normally a typical office environment, with minimal exposure to excessive noise or adverse environmental issues, but also includes occasional outside local travel, including occasional exposure to heat, cold,
inclement weather and environmental hazards such as dust, fumes, mold, and vapors.

QUALIFICATIONS AND REQUIREMENTS:

The incumbent must:

1. Hold a minimum of an Associate’s degree from an accredited institution, including training in business math, and one to three years of related experience.

2. Hold Rent Calculation Certification.

3. Hold (or obtain) and maintain knowledge of HUD Recertification requirements and regulations.

4. Have proficiency in Microsoft Office applications.

5. Be able to communicate clearly and precisely, both orally and in writing.

6. Be able to meet the following physical requirements with or without reasonable accommodation:

a. Use hands to manipulate, handle, feel, and control items or equipment;

b. Reach with hands and arms;

c. Talk and hear;

d. See and be able to read, write, and interpret text, spreadsheet, and graphical documents;

e. Occasionally lift and move objects weighing up to 25 pounds.

functions of the job, which the incumbent must be able to perform either with or without reasonable accommodation.
