Luxury apartment community in Crozet, Virginia is seeking a Maintenance Supervisor.

The Maintenance Supervisor is responsible for ensuring the physical aspects of the community meet the established standards for safety and appearance. The Maintenance Supervisor is responsible for complying with company and community operating and safety policies and procedures, and for adhering to federal, state and local laws pertaining to the operation of the community and Fair Housing.

Primary responsibilities of this position include, but are not limited to the following:

- Diagnoses and performs minor or routine maintenance or repair, as directed, involving the following on a daily basis: Electrical and plumbing, A/C and heating systems, kitchen appliances, stairs, gates, fences, patios, railings, tile, carpet, flooring, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, shutters, doors, cabinets, windows, sliding glass doors, door locks, P.O. boxes and locks, ceiling leaks, walls.
- Inspects and coordinates all needed make-ready repairs and services. Completes make-ready units required to meet resident move in deadlines.

- Oversees scheduling and workload of the maintenance team.

· Prioritizes maintenance staff workload based on urgency and property scheduling needs.

· Ensures staff has necessary materials/supplies/tools to perform their daily tasks. Manages inventory of supplies and parts.
- Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
- Assists in keeping grounds neat and free of litter. Rake, sweep and shovel as circumstances warrant.

Qualifications: 3-4 years experience in a general maintenance position, experience in apartment maintenance and previous supervisory experience preferred.
Candidates must have HVAC Certification and their own basic tools.

Normal Work Schedule: Minimum of 40 hours per week. Weekends as circumstances warrant; on-call rotating basis and for emergencies.

Pay: $ 25 - 30 per hour based on experience.
