We are looking for a team leader for our luxury community in Charlottesville, Virginia. The ideal Property Manager candidate has 3-5 years of property management experience and expertise to oversee the daily operations of our residential properties. The ideal candidate will have a strong background in property management and excellent customer service skills.The property manager will be focused on the financial performance of the assigned community, ensuring it is properly staffed and managed to provide an optimal return to the investors. A major focus for the property manager will be to ensure the property meets predetermined lease up goals. Additionally, candidates should demonstrate specific training and experience to oversee the site staff and provide guidance on leasing, operating and financial issues.

Essential Property Management Functions and Responsibilities

• Hire, train and supervise site staff: evaluate office staff with respect to their leasing abilities and closing ratios
• Ensure compliance with Fair Housing regulations
• Manage legal administrative tasks related to property management
• Utilize computerized maintenance management systems for property maintenance
• Ensure the property staff members provide the highest level of service to residents
• Meet or exceed budgeted income, expense and leasing goals for new property lease-up
• Work with staff to maintain and improve the value of the asset
• Oversight of the annual budget process for the community
• Review the financial operations of the community on a monthly basis
• Evaluate market conditions to determine unit prices in accordance with the market and budgeted goals. Shop competitors every quarter to evaluate market conditions.
• Assist in the development of an annual marketing plan and conduct marketing reviews on a periodic basis
• Solicit bids and proposals for improvements and supervise the maintenance personnel in completion of service requests and property upkeep.

Knowledge, Skills, and Abilities

• Must have strong marketing and financial management skills and be well versed in budgeting and forecasting
• Must have strong interpersonal skills to develop and enhance business relationships
• Must have sales and marketing experience to include sales training, goal setting, market analysis, market plan creation and implementation.
• Knowledge of legal requirements related to property management.

The ideal candidate will also have worked with Realpage Onesite, Property Management Software.

Compensation:

Pay starting at $ 65,000, based on experience.
