Denton Floyd Real Estate Group is growing! We are looking for an energetic Leasing Specialist to join our Lexington team. Based near downtown Louisville, we have a culture of teamwork, cooperation with other team members, and a family atmosphere that sets us apart.

Denton Floyd is well-capitalized and has a proven record of year over year growth. We are involved in the ownership and management of apartment communities. We also run successful construction and commercial development divisions.

The Leasing Specialist is responsible for assisting the Property Manager in maintaining all aspects of property operations, but with a concentration on the leasing, marketing, resident relations and functions of the Community. The Leasing Specialist strives for 100% occupancy through retention of existing residents, leasing current availability and pre-leasing of future availability.

We are seeking someone who can perform all activities related to marketing, leasing, customer service and resident retention in order to achieve the company’s occupancy, resident quality, and customer service expectations. The right candidate should enjoy providing superior customer service to residents, prospects, vendors, and fellow Team Members.

Responsibilities include:

  • Ensure proper maintenance and inspect properties periodically.
  • Promote unoccupied properties through various social media and marketing techniques.
  • Apply company leasing expectations and procedures to warmly greet prospective residents, qualify, determine needs and preferences, professionally present the property and apartment homes in a persuasive manner, utilize feature/benefit selling, close the sale and follow-up.
  • Complete all lease applications and assist in the verification of applications; notify prospective residents of results as soon as possible.
  • Negotiate leasing terms and complete agreements.
  • Exceed resident expectations with warm, friendly and quick responsiveness to their concerns or requests for their homes or the community.
  • Maintain accurate resident records in accordance with company policy; update daily reports concerning notice to vacate, vacancy reports, activity reports, etc. on a daily basis.

Qualities Desired In Successful Candidate:

  • Minimum of 1 year residential property management leasing experience required.
  • Knowledge of leasing rules and regulations.
  • Proven track record of successful sales.
  • Customer-focused approach
  • Great with people — warm, friendly and helpful both in person and on the phone.
  • Maintain a professional, courteous manner with all residents, vendors, contractors, team members and Property Manager at all times.
  • Possess dynamic attitude, superior customer service, verbal communication, and follow up skills.
  • Excellent interpersonal skills, attention to detail and strong organizational skills, especially in a fast-paced, deadline-oriented environment.
  • Ability to organize and prioritize numerous tasks, document progress and complete them under time constraints.
  • Proficient in MS Office.
  • Consistent work history with excellent references.
  • Ability to work 40 hours and must be available for weekends as needed.
  • Valid driver's license and reliable transportation are required.
  • High school education or equivalent is required.
  • Must be able to read, write, speak and understand the English language.
  • Ability to speak Spanish a plus.
  • Must be able to pass drug screening and criminal background check.
