We are seeking a visionary leader with a passion and experience in real estate supported by a proven track record of transforming ideas into thriving projects to join us as a Director of Acquisitions (Flipping Specialist). This sales killer will build and lead our Acquisitions department from the ground up and drive the success of the team by developing and executing a comprehensive strategy to acquire properties for Discount Lots. This individual will lead the end-to-end process of acquiring land that aligns with the company's overall objectives and long-term vision.

What you will do:

• Department Leadership: Establish and lead the Acquisitions department, building a high-performing team with a strong work ethic and a focus on exceeding goals.
• Acquisition Strategy: Develop and implement a comprehensive strategy for acquiring land, in alignment with the company’s goals and objectives.
• Sourcing Strategies: Proactively search, identify and implement multiple high-yield property lead generation strategies through various channels but not limited to cold calling, text messaging, email marketing, direct mail campaigns, and cultivating relationships with real estate agents, wholesalers, and other industry professionals.
• Deal Negotiation: Negotiate purchase agreements with sellers, securing properties at a price that maximizes profitability for the company.
• Due Diligence: Oversee the due diligence process on all potential acquisitions, ensuring properties meet investment criteria and comply with all legal and regulatory requirements.
• Team Management: Provide coaching, mentoring, and performance management for the acquisition team, fostering a culture of collaboration and continuous improvement.
• Metrics and Reporting: Develop and maintain key performance indicators (KPIs) for the acquisitions department, providing regular reports on team performance and acquisition results to leadership.
• Industry Knowledge: Stay up-to-date on market trends, local regulations, and best practices in the vacant land space.

Who you are:

• Minimum 2 years of experience in a Directorial role or similar leadership position
• Experience in building and leading high-performing teams
• Proven track record of success in the acquisition with a demonstrable understanding of the wholesaling business model is preferred.
• Demonstrated proficiency in cold calling, text messaging, email marketing, and direct mail marketing techniques for lead generation
• Strategic thinker with the ability to develop and execute acquisition strategies that drive business growth and create long-term value
• Strong negotiation skills with a proven ability to secure favorable deals
• Excellent communication and interpersonal skills, with the ability to build relationships with sellers, real estate professionals, and other stakeholders
• High level of integrity, professionalism, and discretion in handling confidential information.
• Highly money and success motivated

• Job type: Full-time
• Working model: In Office (Boca Raton) 
• Work schedule: Monday to Friday
• Working hours: 10am to 7pm EST
• Salary based on experience
• Commission based on performance and contributions
