Discovery Land Company is seeking a VP of Preconstruction, Texas to join the Development and Construction Department. The VP of Pre-Construction will play a pivotal role in shaping the success of our projects from the outset. This senior leadership position will be responsible for overseeing and directing all aspects of the pre-construction phase, ensuring seamless coordination between various departments and stakeholders. The ideal candidate will possess a deep understanding of pre-construction processes, excellent leadership skills, and a proven track record of successful project delivery. Key Responsibilities: Pre-Construction Leadership: Provide strategic direction and leadership for all pre-construction activities, ensuring alignment with overall project goals and corporate objectives. Budget and Cost Estimating: Collaborate with the Development team to develop accurate and competitive project budgets. Evaluate and refine cost estimates throughout the pre-construction phase. Scheduling: Oversee the development and maintenance of comprehensive project schedules. Work closely with the Development team to ensure realistic timelines, efficient resource allocation, and timely project delivery. Risk Management: Identify and assess potential risks associated with projects during the pre-construction phase. Develop and implement strategies to mitigate risks and optimize project outcomes. Value Engineering: Lead value engineering efforts to enhance project value and reduce costs without compromising quality. Stakeholder / Client Collaboration: Work closely with clients, architects, engineers, and other stakeholders to understand project requirements, goals, and expectations. Ensure effective communication and alignment of project objectives. Team Development: Build, mentor, and lead a high-performing pre-construction team. Foster a collaborative and innovative work environment. Contract Negotiation: Collaborate with legal and business development teams to negotiate and finalize pre-construction agreements with clients, subcontractors, and vendors. Technology Integration: Stay abreast of industry trends and implement cutting-edge technologies and methodologies to streamline pre-construction processes and improve overall efficiency. Quality Control: Establish and enforce quality control standards for pre-construction activities, ensuring compliance with industry regulations and best practices. Qualifications: Bachelor's degree in Construction Management, Civil Engineering, or related field Proven experience (10 )years in a senior Pre-Construction role Strong understanding of construction methodologies, cost estimating, value engineering, and scheduling Exceptional leadership and team management skills Excellent communication and negotiation abilities In-depth knowledge of relevant industry regulations and standards Proficient in project management and estimating software Additional Requirements Positive attitude, professional demeanor, and exceptional communication and interpersonal skills to deliver service to members, guests, and team members. Must be able to work flexible work hours/schedule including evenings, weekends, and holidays. Long hours may be required due to business demands. Ability to work in a team environment. Ability to stay calm and focused during the busiest of times. Ability to read, write, speak, and understand English; additional languages preferred. Ability to meet the physical demands of the position including, but not limited to, working indoors and outdoors in all weather conditions, standing, walking, and moving for periods of greater than eight (8) hours, and lifting and carrying items sometimes greater than fifty (50) pounds.
