POSITION: Maintenance Services Supervisor

LOCATION: Facilities

JOB SUMMARY:
The Maintenance Services Supervisor is responsible for overseeing and coordinating the maintenance and repair activities within a designated area or facility. This role involves managing a team of maintenance technicians, ensuring proper execution of maintenance tasks, adhering to safety protocols, and optimizing the efficiency of maintenance operations. The Maintenance Services Supervisor plays a crucial role in maintaining the functionality, safety, and appearance of the facility.
MINIMUM QUALIFICATIONS:

1. Two years of college or technical diploma in Building Maintenance ( or related field);
2. Five years of experience in building maintenance and/or general maintenance/construction activities;
3. Prior experience supervising and coordinating multiple crews at numerous sites;
4. Valid Driver's Georgia driver's license with a clean driving record;
5. Such alternatives to the above qualifications as the Superintendent and the Board may find appropriate.

SKILLS AND ABILITIES:

1. Excellent communication and interpersonal skills for effective team management and collaboration;
2. Problem-solving skills to troubleshoot and resolve complex maintenance issues;
3. Knowledge of safety regulations and compliance standards in maintenance operations;
4. Ability to work in a fast-paced environment and manage multiple priorities simultaneously;
5. Ability to implement and maintain a comprehensive inventory system;
6. Experience in Google & Microsoft Office Products to include Google Email, Google Sheets & Docs, Word, and Excel;
7. Experience in SchoolDude Educational Facility Management Software preferred;
8. Must be physically able to perform all standard tasks related to the job assignment.

PERFORMANCE RESPONSIBILITIES:

1. Supervises and leads a team of maintenance technicians, assigning tasks, setting performance expectations, and providing guidance;
2. Conducts regular performance reviews, offers feedback, and identifies opportunities for training and development;
3. Plans and coordinates maintenance activities, including routine inspections, repairs, and preventive maintenance tasks.;
4. Prioritizes maintenance requests and allocate resources effectively to ensure timely completion of tasks.
5. Possess a strong understanding of mechanical, electrical, plumbing, and HVAC systems to provide guidance and support to maintenance technicians;
6. Troubleshoots complex maintenance issues and provides technical solutions;
7. Enforces and promotes adherence to safety protocols and procedures during maintenance activities;
8. Ensures that the maintenance team complies with relevant codes, regulations, and industry standards;
9. Monitors inventory levels of maintenance supplies and equipment;
10. Coordinates with procurement to ensure the availability of necessary materials and tools;
11. Maintains accurate records of maintenance activities, including work orders, repairs, and inspections;
12. Coordinates with the Transportation Department about maintaining the inventory of fleet vehicles;
13. Generates regular reports on maintenance performance, including metrics such as downtime, response times, and completion rates;
14. Coordinates with external vendors and contractors for specialized maintenance tasks;
15. Reviews vendor performance and ensures that work meets quality standards;
16. Assists in developing and managing the maintenance budget, including tracking expenses and identifying cost-saving opportunities;
17. Identifies areas for process improvement and efficiency enhancement within the maintenance department;
18. Implements best practices and innovative solutions to optimize maintenance operations;
19. Performs other such duties needed or assigned by the Supervisor.

REPORTS TO: Director of Facilities

SALARY RANGE: Twelve-month calendar year. Competitive salary and excellent benefits package, in accordance with the DCSS Compensation Guide.
