Job Title: Maintenance Technician II (MT2)

Department: Property Management

Reports To: Director of Facilities and Assigned Senior Property Manager 

FLSA Status: Non-exempt

Approved By: Human Resources Manager

Summary Provides coordination for managing staff, work order system, ordering maintenance supplies, scheduling maintenance vendors and maintaining an inventory of supplies for assigned properties. Provides supervisory, training, and support for Maintenance Technician I (MT1) positions. Maintains and repairs physical structures of assigned properties and maintains grounds by performing the following duties.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Performs work orders in a safe and timely manner, which may include, in order of priority, emergency, on-call, make-ready, preventative, inspection, routine or resident request repairs.
  • Inspects property for improvements and repairs and review with supervisor; immediately reporting unsafe conditions.
  • Maintains control for inventory and utilization of maintenance materials and supplies, operate and perform scheduled maintenance properly on all equipment.
  • Responsible for the security of the property at all times. Keeping all keys to the property in possession as appropriate, and refusing to give any unauthorized person “master” keys or access. Master keys are never permitted to be given to contractors, vendors, or other persons not employed by Dwelling Place.
  • Provides training support for MTI and Grounds staff assigned to properties.
  • Provides weekly maintenance updates to Property Management Staff, Supervisor, and annotate require data into the maintenance tracking data base system. Schedules and monitors all vendors for unit turnovers or property. Update Property Management Staff of apartment or building status or expected delays. Work with Property Management Staff to resolve delays in an efficient time-frame.
  • Schedules and monitors all work orders for assigned properties to ensure efficient close-out times and provide justification on extended work orders.
  • Coordinates with other MTII to ensure your assigned properties have sufficient coverage when MTII/MTI request paid time off and for periodic support for evictions, inspections, snow removal and special projects.
  • Shovels snow, removes ice, and applies ice melt to walks and driveways as conditions exist. Be immediately available in the event of snow. 
  • Performs work orders in a safe and timely manner, which may include, in order of priority, emergency, on-call, make-ready, preventative, inspection, routine or resident request repairs.
  • Inspects properties for improvements and repairs and review with supervisor and property management staff; immediately reporting and correcting unsafe conditions. Which includes but not limited to minor repairs and upkeep tasks, such as: repair fences, gates, walls, and walks; paints fences, stairs/stairwells, and outbuildings; maintain and repair grounds equipment.
  • Maintains control and account for inventory, purchases, and utilization of maintenance materials, equipment, and supplies to assigned property. 
  • Operates and performs scheduled maintenance properly on all equipment.
  • Knows location and access to electric, gas, water, and all property shut-offs, meters, fire systems, and sewer clean outs.
  • Shovels snow, removes ice, and applies ice melt to walks and driveways as conditions exist. Be available in the event of snow and provide safe passage of Dwelling Place sidewalks, parking lots and driveways.
  • Coordinate picks up and/or delivers items from vendors or donors.
  • Maintain accessibility as needed for consultation with on-call maintenance staff 
  • Responsible for landscaping , such as: plant and cut lawns, trim and edge around walks; plant and care for flower beds; plant and prune bushes, trees, or shrubs; clean grounds, rake and bag leaves, and remove litter; water lawn, shrubs, and flowers when necessary; clean drainage ditches and culverts.
  • Assist the on-call MT1 by answering questions via telephone.
  • Responsible for always keeping work area and tools clean and in order.
  • Assists in always keeping property free of debris and rubbish.
  • Assist Property Management or other staff and contractors when requested.

Requirements

Education and/or Experience High school diploma or General education degree (GED) and two or more years related experience and/or training.

Language Skills Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Mathematical Skills Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Reasoning Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

Professional Licenses, Certificates, Registrations Valid Michigan Driver’s License

Other Skills and Abilities Must be self-directed, capable of working independently, and be responsible for completing assignments in a realistic time frame.

Other Qualifications Must have a reliable vehicle and be willing to transport hand tools, parts, and supplies during work hours. Must be willing and available to work on call rotation as needed.
