Job Title: Maintenance Technician II (MT2)

Reports To: Director of Facilities and Assigned Senior Property Manager

Summary Provides coordination for managing staff, work order system, ordering maintenance supplies, scheduling maintenance vendors and maintaining an inventory of supplies for assigned properties. Provides supervisory, training, and support for Maintenance Technician I (MT1) positions. Maintains and repairs physical structures of assigned properties and maintains grounds by performing the following duties.

Education and/or Experience High school diploma or General education degree (GED) and two or more years related experience and/or training.
Language Skills Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
Mathematical Skills Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Professional Licenses, Certificates, Registrations Valid Michigan Driver’s License
Other Skills and Abilities Must be self-directed, capable of working independently, and be responsible for completing assignments in a realistic time frame.
Other Qualifications Must have a reliable vehicle and be willing to transport hand tools, parts, and supplies during work hours. Must be willing and available to work on call rotation as needed.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Work Environment The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this Job, the employee is regularly exposed to moving mechanical parts and outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; extreme cold; extreme heat; risk of electrical shock and vibration. The noise level in the work environment is usually moderate.
