JOB TITLE: Maintenance Technician - Carpenter
REPORTS TO: Director of Facilities
SALARY CLASSIFICATION: Hourly
General Description:
The position is accountable for providing semi-skilled maintenance service throughout the Elim Park campus in order to meet the needs of the residents and staff to assure the building and equipment are in good repair.
Essential Job Functions:
1. Professional and skilled carpenter craftsman with experience.
2. Installing and repairing cabinets, doors, windows, trim, railings, crown molding, exterior repairs, etc.
3. Ability to do sheetrock and wall repairs, painting, tiling.
4. Use of large power tools in a safe manner.
5. Using ladders as needed.
6. Ability to work alone on most tasks.
7. Proficient in using hand and power tools.
8. Basic electrical and plumbing knowledge.
9. HVAC – able to change heater filters-troubleshoot resident room heating problems, lubricate motors, bearings, adjust belts, etc.
10. Basic knowledge of carpentry- repair drywall, and door and lock problems.
11. Preventative maintenance –service and inspection on all equipment and furnishings.
12. Ensures all work orders are completed in a timely and cost efficient manner.
13. Prepare and paint resident rooms and common areas.
14. Responds to maintenance issues and emergency situations and takes appropriate measures.
15. Participates in on-call rotation including weekends and holidays – makes decisions and takes action to protect safety and welfare of residents.
16. Responsible for snow removal duties.
17. Install necessary appliances and equipment as needed.
18. Testing functionality of facility safety systems.
19. Coordinates with skilled tradesmen and/or vendors for the purpose of completing projects.
20. Ensures equipment and work areas are clean, safe and orderly.
21. Oversight and maintenance of swimming pool and whirlpool.
22. Performs all general maintenance tasks and other job related duties as directed by supervisor.
