Position SummaryThe Direct or Facilities is tasked with leading the maintenance department within a particular region of our communities. This position works to continuously improve services to our residents through development and implementation of preventative maintenance programs, coaching and mentoring area maintenance supervisors and technicians as well as by promoting a safe work environment within the region.

Essential Job Functions
  • Maintain a preventive maintenance program for the purpose of ensuring all locations are maintained in a safe condition
  • Oversees maintenance departments at multiple properties within a region
  • Rolls out corporate preventive maintenance programs and legal compliance procedures
  • Acts as safety leader and promotes safety culture
  • Oversees renovations processes as determined by supervisor
  • Performs due diligence assessment on future acquisitions
  • Develops and monitors budget allocations, expenditures, fund balances and related financial activities for the purpose of ensuring allocations are accurate and expenses are within the budget on specified projects
  • Prepares capital improvement plans for multiple properties
  • Negotiates outside vendor contracts
  • Works with managers to get uniform bids for work to be completed
  • Recommends policies, procedures and actions for the purpose of providing direction to meet the company's goals and objectives
  • Participates on committees and special projects and seeks additional responsibilities
  • Performs additional duties as assigned
Specific Education Or Experience
  • Associate degree with technical training in maintenance or a related degree is preferred, but not required
  • Requires at least five years of experience with residential maintenance
  • Three or more years of experience of supervisory experience
Physical Demands And Work Environment
  • Frequently sit, stand and walk
  • Regularly required to talk or hear
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl
  • Occasionally lift and/or move up to 50 pounds, may team lift up to 100 pounds
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus
  • The noise level in the work environment is usually moderate
  • Temperature in the workplace is varied, the ability to withstand lengthy periods of time in seasonal cold and heat of the outdoors is necessary
Travel RequirementsThis position requires travel up to 50% of the time
