MAINTENANCE SERVICE TECHNICIAN
The Maintenance Service Technician is assigned to one property and reports directly to the
Maintenance Service Supervisor for the assigned property.
OVERVIEW OF POSITION
The Maintenance Service Technician assists the Maintenance Service Supervisor in a team effort
of to achieve the goal of maintaining all aspects of the physical property, including interior and
exterior of buildings as well as grounds. The Service Technician completes resident service
requests and is responsible for preparation of vacant market-ready units.
PRIMARY JOB DUTIES
1) Assist each morning in removal of litter from parking Regional and grounds.
2) Always be observant of Regional on the property that are in need of repairs or cleaning
and report same to Supervisor.
3) Complete service requests for residents on a timely basis. In the course of completing
requests for service in occupied units, always do so in a professional manner, so as to
cause the lease disturbance to the resident. All documents related to service requests must
be completed in a neat and organized manner.
4) When advised by residents of needed routine service requests, courteously request that
resident contact the Leasing Office to make their request. Do so in the manner prescribed
by the Property Manager.
5) Complete the timely process of making vacant units market ready as instructed by the
Maintenance Service Supervisor.
6) Be available when scheduled for after-hours emergency calls and respond promptly to all
emergency calls.
7) Assist Supervisor in the completion of the preventive maintenance program, including
processing monthly reports of inspections and work completed.
8) Follow existing established procedure (including all tracking documents) for use of
company tools and equipment.
9) Comply with company policy for removal and use of Maintenance Shop supplies.
10) Be consistent in the organized and neat use of the Maintenance Shop, adhering to
established safety standards at all times.
11) Assist Supervisor in performing monthly inspections of exterior property, including all
building exteriors, grounds, leasing center and common Regionals. Advise Supervisor of
all subsequent safety issues.
12) All job duties are to be in compliance with city, county, state and federal laws that are
pertinent to the property and the apartment industry, including but not limited to Fair
Housing, the Clean Air Act, and OSHA
OTHER REQUIREMENTS OF JOB
Have a valid Florida driver’s license.
Have reliable transportation.
Have a working telephone.
Able to paint in a neat manner.
Have own hand tools.
Be able to lift very heavy objects, such as furniture or appliances.
Climb stairs and ladders.
Have physical stamina necessary for working in extremely hot weather.
Have ability to analyze electrical, HVAC, and plumbing problems and make repairs.
Be available for work 7 days a week, any hour of the day or night.
Travel expense is not paid unless preauthorized by manager
