Job Summary:

We are currently looking to hire a highly motivated Porter to join our Emerge team. The role of a Porter is to assist the Property Manager and Lead Maintenance in maintaining the physical integrity of the community. This involves making every effort to ensure units are turned quickly and grounds are clean, providing a quality living environment for residents, guests, and staff. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to maintain the buildings and common areas in the best possible condition.

Essential Duties and Responsibilities:

• Must be aware of the condition of physical property throughout the community and immediately report unsafe conditions to the Property Manager and/or Lead Maintenance person (i.e. broken entry gates to pool, damaged steps, open holes, broken/burned out exterior lights, etc.)
• Maintain stairs, gates, fences, patios, railings, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, shutters, doors, cabinets, windows, sliding glass doors, door locks, P.O. boxes and locks, ceiling leaks, walls, pool areas, tile, jacuzzi, pool furniture, etc.
• Fix or replace tiles, carpet, and flooring within units.
• Change locks and make additional keys if needed.
• Remove and transfer heavy appliances and equipment from storage areas to units and vice versa as needed.
• Assist in moving abandoned furniture, appliances, etc. to dumpsters.
• Ensure that storage areas remain locked when not in use.
• Maintain all common grounds 100% clean and free of litter.
• Detail property on a regular basis.
• Clean and rake shrub areas, shovels mud when necessary
• Use blower to keep sidewalks and walking areas clean of loose grass and brush.
• Repair and replace windows, screens, sliding glass doors.
• Perform routine maintenance on property as requested by Property Manager and/or Lead Maintenance person.
• Assist with various physical tasks as directed, e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc.
• Assist with "make-ready" duties when requested by the Property Manager and/or Lead Maintenance
• Perform interior and exterior painting duties to include carrying buckets of paint from storage area to work site and back.
• Complete minor and routine service requests when requested by Property Manager and/or Lead Maintenance person.
• Follow procedures when service requests are performed.
• Distribute resident communications to all units.
• Perform any additional duties assigned by Property Manager and/or Lead Maintenance person.

Required Skills/Qualifications:

• Proven experience as Porter/Make Ready/Groundskeeper
• Knowledge of general maintenance processes and methods
• Working knowledge of tools, common appliances, and devices
• Manual dexterity and problem-solving skills
• Good physical condition and strength with a willingness to work overtime.
• Customer service orientation
• Self-motivated, ability to be resourceful and creative.
• Organized with the ability to prioritize and multi-task.
• Team oriented with ability to work independently and with a team.

Preferred Skills/Qualifications:

• Certificate in EPA, HVAC, building maintenance technology or relevant field.
• High School Diploma or equivalent thereof
• Bilingual (Spanish)
