Real Estate Agent Focused On Commercial and Land Development - Non-Salaried Position
Are you a dynamic and results-driven individual with a passion for land development and a knack for working with developers? We are seeking a Commercial Real Estate Agent to join our team and play a pivotal role in land development projects. We are specifically looking for an agent who has knowledge about new construction spot lot development in Southern Hillsborough and all of Pinellas County. We have a new program and we need aggressive agents that work to learn how to identify land opportunities, go and solicit land owners, and bring forward new construction projects to sign new developers, securing new funding partners, and more.
Key Responsibilities:
  • Land Acquisition: Identify and acquire prime land parcels suitable for development projects.
  • Developer Collaboration: Collaborate with developers to assess project feasibility, negotiate terms, and secure partnerships.
  • Market Research: Stay updated on market trends, zoning regulations, and investment opportunities in the real estate market here in the Bay area.
  • Client Relationship: Cultivate strong money partner and developer partner relationships with clients, guiding them through the land development process.
  • Financial Analysis: Conduct financial analyses and risk assessments for development opportunities.
  • Legal Compliance: Ensure all transactions adhere to legal and regulatory requirements.
Qualifications:
  • Track record in commercial real estate, land development, and/or wholesaling is preferred.
  • Strong negotiation and communication skills.
  • In-depth knowledge of zoning laws and regulations.
  • Proficiency in financial analysis and market research.
  • A proactive and collaborative approach to work.

Responsibilities
•Seek out potential homebuyers and provide them with information on available properties that meet their needs and budget
•Prepare representation contracts, purchase agreements, closing statements, deeds, and leases for clients to facilitate a smooth transaction
•Coordinate efforts to negotiate property sale between buyer and seller to achieve desired results
•Contact prospects after the initial meeting via phone, email, and other forms of communication to add them to the sales pipeline and cultivate qualified leads
•Arrange open houses to introduce clients to their local real estate market
Qualifications
•Must have a valid U.S. driver's license and can travel by car
•Experience with the local real estate market and general trends
•1 years of buyer's agent or relevant real estate experience
•Show a track record of real estate success
•Has superb interpersonal and communication skills
