Job Description:

The superintendent will work as part of a team to ensure the timely completion of midsized multi-family construction project. The superintendent shall be the point person in the field communicating with subcontractors, suppliers, and laborers and supervising on-site activities to ensure the work is being done properly and completed on-time in a safe and efficient manner. The superintendent shall be responsible for scheduling, inspections, quality control, job site safety, and warranty work.

Essential Functions:

  • Schedule subcontractors and suppliers in coordination with the project manager to ensure timely completion
  • Supervise on-site work and perform quality control checks on work being performed
  • Ensure that subcontractors are fully completing their contracted scope of work
  • Ensure subcontractor corrects all deficiencies identified by the project team
  • Coordinate required inspections with local jurisdictions and meet inspectors on-site as needed
  • Identify conflicts in construction progress and coordinate with the project manager an appropriate resolution
  • Ensure all work is being performed in compliance with safety regulations
  • Walk project daily to monitor activities and assist in future planning
  • Ensure that the job site is always kept clean and organized
  • Ensure that material deliveries are accurate and complete
  • Perform job progress and completion punch list identification and completion
  • Perform warranty list inspections and ensure work completion on previously completed project
  • Complete basic construction tasks as needed to include such things as touch up painting, caulking, cleaning, and minor carpentry
  • Opening the jobsite at the beginning of the day and securing the jobsite completely at the end of each day

Knowledge, Skills and Abilities:

  • · Must be able to work as part of a team
  • · Must be able to communicate clearly with project team members and numerous subcontractors and have the ability to respond to questions effectively.
  • · Must have good customer service skills to communicate effectively and respectfully with property owners and/or tenants during the completion of each project as well as during the warranty period
  • · Must be able to plan work activities and think ahead to the next steps required to complete a project.
  • · Must be able to use a smartphone, tablet, and computer
  • · Requires basic computer skills including Microsoft Outlook and Microsoft Office. Knowledge of QuickBooks accounting software is also preferred but not required.
  • · Must be able to read and understand basic architectural plans and dimensions.
  • · Requires advanced construction knowledge
  • · Physical ability to lift materials up to 80 lbs. on occasion
  • · Physical ability to visit entire job site including climbing stairs and ladders
  • · Physical ability to endure all weather conditions including extreme heat, extreme cold, and wet or humid conditions
  • · Must be at work on time consistently
  • · Ability to speak Spanish is preferred, but not required
  • · Must have your own vehicle, a good driving record and be able to travel to each jobsite each day as well as to suppliers to pick up materials as needed

Qualifications:

  • 10-15 years of experience in construction area Strong project management and communications skills
  • Ability to read construction documents
  • Familiarity with regulatory construction standards
