Position Description: Reports To: Property ManagerSummary: Directs activities of workers engaged in operating and maintaining facilities and equipment in apartment buildings by performing the following duties personally or through subordinate employees.Essential Duties and Responsibilities include the following. Other duties may be assigned. 1.\tInspects facilities and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel needed.
2.\tAssigns workers to duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors.
3.\tDirects contracted projects to verify adherence to specifications.
4.\tPurchases building and maintenance supplies, machinery, and equipment.
5.\tPlans and administers department budget.
6.\tCompiles records of labor and material cost for operating building and issues cost reports to owner or managing agents.
7.\tAssembles and analyzes contract bids, and submits bids and recommendations to superiors for action.

Education/Experience:One year certificate from college or technical school; or one year related experience and/or training; or equivalent combination of education and experience.
Language Ability:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of residents or employees of organization.
Math Ability:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Supervisory Responsibilities: Directly supervises other employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
