Job Overview:

As a Project Manager, you will be responsible for overseeing construction projects from planning through completion, ensuring they are delivered on time, within budget, and meet the highest quality standards. You will lead and coordinate all project resources while maintaining strong relationships with clients, architects, and subcontractors.

Key Responsibilities:

  • Manage all aspects of construction project execution from start to finish.
  • Collaborate with preconstruction and estimating teams to develop project strategies.
  • Support business development efforts and participate in project interviews.
  • Evaluate and select subcontractor and vendor bids.
  • Supervise and review the preparation of subcontracts.
  • Develop and maintain project schedules to ensure timely completion.
  • Oversee project buy-out and ensure accuracy and completeness of plans.
  • Foster strong relationships with Owners, Architects, and Subcontractors.
  • Handle monthly owner pay applications and ensure contract compliance.
  • Manage project budgets, job costs, and adherence to schedules.
  • Oversee RFI and Submittal processes to keep the project on track.
  • Lead Success Insurance Meetings (SIMs) and ensure quality control.
  • Mentor and guide project teams, fostering collaboration and growth.
  • Document significant project events, including accidents, delays, and change orders.
  • Estimate, prepare, and negotiate change orders.
  • Ensure successful project close-out, meeting all contractual requirements.
  • Coordinate permits and Certificates of Occupancy.
  • Complete projects successfully, meeting or exceeding financial goals.
  • Handle warranty follow-up, including 1-year warranty walks.
  • Perform other duties as assigned.

Qualifications:

  • Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field preferred.
  • 8-10 years of experience in the construction industry, with at least 5 years as a Project Manager.
  • Extensive experience in ground-up construction and tenant improvements.
  • Proven track record of successful project management.
  • Strong leadership and team management skills.
  • Proficiency in project scheduling software.
  • Excellent verbal and written communication skills.
  • Strong problem-solving, conflict resolution, and time management abilities.
  • Highly organized with a sense of urgency.
  • Integrity and professionalism in all aspects of work.
