Maintenance Tech - Affordable

Purpose Under the direction of the Resident Manager, the maintenance technician will be responsible for the overall maintenance of the buildings, equipment, facilities, and all areas related to the day to day maintenance operations of the community. This includes maintaining the rental units and grounds as required to protect the marketability of the property. Duties include, but are not limited to, maintaining the lawn, mowing, weed eating and blowing, completing work orders submitted by tenants, picking up and removing trash from the premises, walking the grounds to remove debris and assess any repairs needed, turning units for new tenants, and working with outside vendors to ensure work is being completed per contractual agreement.

Tasks

 Walk the property grounds daily to pick up and remove any debris and inspect property for any repairs or issues that need to be addressed.

 Perform routine inspections of property to determine if repairs are needed for interior, exterior, and roof.

 Perform routine inspections of lighting and replace any bulbs or fixtures as needed.  Perform routine inspection and preventive maintenance to ensure that machines (HVAC units and appliances) continue to operate correctly and efficiently. If any issues are observed they are reported to the Resident Manager for next steps.

 Perform routine inspections of all fire alarms, extinguishers, and alarm sprinkler systems on the property to ensure they are current and functioning properly.

 Manage and complete full turns of units for new tenants within the time frame provided by the Resident Manager.

 Perform minor maintenance repairs to building appliances and fixtures, change locks, patch holes in walls, replace faucets, unstop clogged drains, and painting (such as walls, handrails, doors, etc.).

 Perform minor electrical repairs, plumbing repairs, and construction repairs.

 Perform general cleaning of buildings and/or units.

 Follow proper waste disposal procedures.

 Respond to work orders provided by the Resident Manager in a timely and professional manner for tenants.

 Routinely clean roof gutters and drains.

 Regularly clean interior and exterior windows and wash window screens.

 Oversee that janitorial services, trash services, and landscaping services are being performed according to the contractual agreement with any outside vendors.

 Determine installation, service, and/or repair(s) needed.

 Estimate time or cost for installation, repair, or construction projects.

 Maintain records of work orders submitted and completed.

 Maintain records of maintenance supplies/tools and submit a request to Resident Manager as needed.

 Maintain storage and work areas in a neat, safe, and secure condition.

 Submit orders for supplies needed to perform maintenance repairs and duties to the Resident Manager.

 Deliver notices to tenants as needed and requested by Resident Manager.

 Must maintain a professional and courteous manner with residents, visitors, vendors and coworkers.

 Installation - Installing equipment, machines, or wiring to meet specifications.

 Repairing - Repairing machines or systems using the needed tools.

 Comprehension - Understanding of technical operating, service or repair manuals.  Safety – Must adhere to all safety policies and procedures.

 Technology - Must have basic computer knowledge.  Duties require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.

 Duties may require using your hands to handle, control, or feel objects, tools, or controls.

 Must be able to independently move and lift 50lbs.

Work Setting

 Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, dust, machinery and their moving parts. Tools EBMC or the community will provide you with the tools necessary to complete your work.

Qualifications

High School Diploma (or GED or High School Equivalence Certificate) 2 years’ experience in the property management maintenance field Basic knowledge of carpentry, plumbing, HVAC, and electrical systems Possession of valid Driver's License and state mandated insurance required. Ability to work after hours for on-call emergencies Preferred Qualifications Special training and/or certifications in electrical, plumbing, drywall, HVAC, and/or pool maintenance this job description is not an employment agreement or contract.
