Summary: Self-starter with knowledge of home repairs/remodels for condo units and also building/grounds repair/maintenance. Skill level should be above average.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

• Ability to direct and engage in painting and performing structural repairs to masonry, woodwork, plumbing and furnishings of buildings.
• Ability to direct and engage in ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
• Ability to direct and engage in the general exterior and the general upkeep of buildings and grounds.
• Ability to direct and engag in assisting other departments as requested, including but not limited to, moving furniture and unloading and storing supplies.
• Requisitions tools, equipment, and supplies. Inspects completed work for conformance to blueprints, specifications, and standards.
• Interprets company policies to workers and enforces safety regulations.
• Suggests changes in working conditions and use of equipment to increase efficiency of work crew.
• Analyzes and resolves work problems, or assists others in solving work problems.
• Confers with other supervisors to coordinate activities of individual departments.

Performs activities of any workers supervised. This is a working position, not administrative.

Education/Experience: One year or more of successful, related experience and/or training; or equivalent combination of education and experience.

Reasoning Ability:

• Problem solving/repair of rental units and building/grounds is a must.
• Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Computer Skills: To perform this job successfully, an individual should have knowledge of using maintenance app on personal device or provided laptop. Any computer knowledge is helpful.

Certificates and Licenses: No certifications needed, but electrical, plumbing, general contracting type licenses are useful.

Work Environment: While performing the duties of this Job, the employee is regularly exposed to work near moving mechanical parts. The employee is sometimes exposed to work in high, precarious places. The employee is frequently exposed to outdoor weather conditions; hydration is imperative. The noise level in the work environment is usually moderate.
