The Vice President position is based out of the Los Angeles office.

Key Tasks and Responsibilities:

  • Manage day to day operations of existing office assets.
  • Creatively add value and carry out strategic goals at the property level through leasing, property management, implementation of capital improvements
  • Responsible for all monthly and quarterly reports for clients.
  • Prepare and execute annual strategic business plan for each property, including leasing goals, operating budgets, capital project plans.
  • Select and lead third party vendors (leasing agents, property managers, etc.).
  • Develop and review operating budgets.
  • Review monthly operating/financial performance, variance analysis and operating/capital project status.
  • Complete annual valuations for the properties, and review quarterly valuations as required, including annual hold/sell analysis.
  • Assist in developing repositioning, operational and disposition strategies.
  • Assist in developing and recommending criteria for value-add/rehabilitation programs.
  • Provide ownership oversight of the implementation of large capital investment decisions.
  • Monitor transactions and development activity that might affect the subject investment.
  • Manage the annual budgeting and business planning process.
  • Participate in the acquisition process and provide necessary oversight to ensure that accurate and complete information is provided regarding reasonable and achievable cash flow assumptions, demographics, market rents and outlooks, capital and reposition plans, and financial terms.
  • Maximize total return for each assigned asset through the analysis of property efficiencies and identifying opportunities for improved performance.
  • Develop a complete understanding of the real estate markets where each asset is located.
  • Develop a plan for tenant engagement.
  • Visit properties no less than quarterly.
  • Support acquisitions due diligence and underwriting for new investments.
  • Review and approve all sales material, sales contracts, and other procedures and agreements relating to the disposition of the properties.

Qualifications:

  • Must have successful track record handling all aspects of office value add, construction and development projects.
  • BA/BS degree in Finance, Real Estate or related field with strong record of academic achievement with MBA preferred.
  • 5-10 years of office asset management experience.
  • Relevant experience in office asset management with an analytic and quantitative approach as well as strong real estate instincts.
  • Must be a self-starter with strong analytical and communication skills and have the ability to proactively recognize, investigate and communicate all issues.
  • Superior verbal and written communications skills along with strong presentation and executive reporting skills.
  • Excellent leadership ability, a confident communicator with the level of maturity and presence necessary to interact with the senior management of the firm, as well as joint venture partners and external constituents.
  • Strong problem-solving orientation and the ability to identify and execute a strategic solution.
  • Driven, entrepreneurial, hard-working and results-oriented individual.
  • Excellent Microsoft Office skills (Excel, Word & PowerPoint), Financial Modeling and expert knowledge of Argus.
  • Ability to think strategically.
  • Travel required.

If based in Los Angeles, the base salary range for this position is USD $155,000 - $185,000. Actual base salary offered will be determined by several components including but not limited to the candidate's experience, job-related knowledge, and qualifications. Base salary does not include other forms of compensation or benefits offered in connection with the advertised role. Total compensation may vary based on role, location, and individual performance. For roles located outside of Los Angeles, please disregard the posted salary range as these roles will follow a separate compensation process based on the local market.
