Job Summary
We are seeking a high-energy, customer service-oriented Residential Multi-Site Community Manager to join our residential property management team. The Multi-Site Community Manager offices out of Irvine, CA and manages the day-to-day operations of an assigned portfolio of 153 units (36 properties), consisting of small multifamily properties and single-family homes in and around Costa Mesa, CA. The Multi-Site Community Manager will be working with one ownership group for the portfolio and will be responsible for managing one maintenance technician, performing and/or directing daily tasks, and achieving established budgeted financial and operational goals. The Multi-Site Community Manager ensures that the operation of the portfolio complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing single family and multi-family housing operations. This position does not come with discounted housing benefits.

Requirements
  • Manages the day-to-day operations on the portfolio.
  • Plan and execute regular meetings with portfolio ownership to communicate updates and maintain client relations. Exceptional follow-up on tasks resulting from meetings.
  • Participates in the creation of annual budget and controls expenditures by staying within the constraints of the approved budget.
  • Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, and preparing and reviewing operational updates and budget variance reports.
  • Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal. A weekly minimum of ten (10) hours required to be in the field inspecting units, common areas and ensuring maintenance expectations are being met.
  • Comprehension of general residential maintenance best practices preferred. Must be able to direct maintenance technician and vendors and effectively communicate with property ownership on necessary repairs and maintenance.
  • Oversees the lease enforcement process by approving prospective resident applications and renewal leases, conducts periodic unit inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.
  • Gathers, analyzes, and interprets current market and economic trends that may impact the portfolio and prepares marketing and leasing strategies to achieve the portfolio's occupancy and revenue goals. Partners with company's internal leasing team to market and lease vacancies.
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the portfolio's maintenance team members and external vendors comply with the Company's standards with respect to responding and completing resident service requests.
  • Completes annual performance reviews for maintenance technician.
  • Conduct a successful daily lineup with maintenance technician to ensure they have the information and tools they need to effectively perform their assignments.
Qualifications
  • Knowledge and 3 years of experience in single family home and/or small building (2-15 units) property management. Third party property management experience preferred.
  • Ability to clearly and effectively communicate both verbally and in writing.
  • Always have a positive attitude and keep a solution-based and customer-focused mindset.
  • Maintain high legal/ethical standards in all work-related decisions.
  • Take pride in the quality of work and attention to detail.
  • Must have reliable transportation and a clean driving record.
  • Professional in-person and phone presence and etiquette.
  • Capacity to work with little supervision using effective time management and organizational skills.
