Job SummaryAs a Condominium Paralegal, you will be a part of mitigating the risk of the organization through legal-related services. You will work with a variety of departments but specifically focus on our condominium product line supporting the contracts, land transfers, platting, and generation of real estate documents. These Skills Will Be Used To
  • Implement granular mastery of condominium governing documents including multi-level regimes; rules and regulations; phase implementation and product types.
  • Familiarity of condominium statutory requirements and knowledge of local intricacies relating to the approval of legal documents across all markets. Ability to Review and interpret moderately complicated rules and regulations. Monitor changes to guidelines or regulations and communicate findings to colleagues and attorneys.
  • Coordinate with homebuilding regarding establishment and expansion of the condominium regime for Fischer attached communities including coordination of internal and external business partners.
  • Capture support documents necessary for Disclosure Statements/Certificates, full build-out budgets, public offering statements, and ensure compliance with same.
  • Facilitate, assist, and or prepare reports used by multiple internal and external stakeholders in the development of a condo regime.
  • Discern vacillating basis of community developments and incorporates relevant legal principles to governing documents.
  • Understands relationship analysis of cross-departmental reports such as permitting and licensing applications, homesite purchase reports, management reports, and phase maps.
  • Under guidance of counsel, provides analysis of regime governing documents when requested by stakeholders such as matters relating to build out terms, turnover, deficit funding, condominium mergers and terminations, duties and obligations of developers and unit owners, enforcements rights, and discharge of duties by a board.
  • Responsible for internal transfers of condominium units, garage, common areas, common facilities, and open spaces to applicable Fischer entity and all relevant documentation thereto.
  • Review and analyze initial plats with particular concern given to unit and garage identification criteria; common, limited and exclusive common elements; building specifications and implements changes with engineer towards finalization and recordation of same.
  • Possess the ability to determine the size and configuration of property and can draft legal descriptions.
  • Travel as needed.
Required Qualifications
  • Bachelor’s Degree in paralegal studies or similar.
  • No less than eight years working in a law firm, title insurance company, lending institution, homebuilder, or in an equivalent real estate field.
Desired Qualifications
  • Certification from NALA or NFPA.
