The Project Manager will provide support in planning, and construction management for various land development projects in the Hampton Roads area, with a concentration in the Williamsburg area. Most of time spent will be on-site.
Specific duties include, but are not limited to:
Direct development, scope, design, approvals and implementation of infrastructure and landscaping of parks, amenities and common areas
Coordinate with local, state, and federal officials and staff for the receipt of regulatory permits for projects. Serve as point person for city planning, engineering, and public works staffs
Solicit the services of architects, engineers, and consultants and manage those contracts throughout the duration of the project
Manage negotiations with and coordination of design and installation of franchise and public utilities
Oversee installation of all facets on construction in person, and coordinate with contractor on field decisions.
Provide on-time delivery of sites including completion of earthwork, utilities, roadways, and landscaping
Schedule appropriate vendors / subcontractors to meet project schedule
Develop and manage development budgets for horizontal development activities; and review and approve monthly construction draw requests; track cost data
Create and present periodic status reports such as budgets, milestones, and schedules
Manage platting, turn over of public Right-of Ways, HOA areas and related issues
Perform stakeout and structured wiring inspections on homes sites
Assist in development of policies, budgeting, bidding/contracting procedure, specifications, etc.
Education and/or Work Experience Requirements:
Civil Engineering or Construction Management degree with 10 years of engineering, project management, and construction coordination experience on land development projects.
At least 2 years of field experience directly managing horizontal infrastructure construction
Ability to communicate effectively verbally and in written form
Exceptional organizational skills
Ability to multi-task and efficiently problem-solve
Strong understanding of the entire development process
Proficient in Microsoft Excel and Project
Self-motivated – proactively manage projects and prevent problems with minimal supervision
Proficiency with financial analysis and development budgets
