About the Company

G Properties develops and manages commercial real estate, primarily in the New England markets. Current assets include full service residential apartment complex, office, retail, shopping center, industrial and specialty marine properties.

The company invests in value-add, redevelopment, and ground-up development opportunities. It is experienced in managing larger scale projects overseeing General Contractors, architects, engineers and other partners. It also undertakes projects where it serves as the General Contractor usually as part of a redevelopment investment or re-positioning of an existing asset.

The company takes an active approach to property management, seeking continuous improvement to maintain long term financial and operational success.

G Properties is part of a broader enterprise with multiple entities across several industries in addition to commercial real estate, including manufacturing, hospitality, food & beverage, and marine operations. With business units throughout the region, as well as select national and international locations, our property management division is centralized in Providence, RI along with corporate and shared services offices.

About the Role

We are seeking an experienced leader to oversee and administer the management of all commercial real estate holdings, including the property management organization, its staff, operations and vendors. As part of this, this role will ultimately oversee all projects, construction, capital asset planning and maintenance.

This position is a key leader in the overall organization, responsible for managing real estate assets to financial and operational success, which compose the core holdings and strategies of the broader group.

Responsibilities

Leadership & Administration

  • Ultimate oversight and management of property group, commercial real estate assets, and all support functions
  • Responsible for culture and operations of continuous improvement, innovation, effectiveness, and efficiency
  • Change agent through strategic advice and initiatives regarding each property, as well as organizational operations, technology and human capital approach
  • Achievement of financial objectives including full P&L and capital planning and expenditure management
  • Management of tenant services and experience, to company objectives and tenant satisfaction, through effective leadership of staff and operations, including proper escalation and resolution procedures
  • Responsibility for occupancy results by ensuring success driven leasing approaches, and property reputation management including by exceeding tenant expectations
  • Oversight of facilities leadership and team to maintain properties to the highest aesthetic and physical standards, including general maintenance, preventive maintenance, capital asset planning and execution, and tenant turnover
  • Additional hands-on oversight of facilities leadership and team in the execution of improvement projects and renovations, as well as defined construction projects
  • Management and contracting of third-party support vendors such as valet and security
  • Work with Accounting / Finance, HR, Insurance, Marketing and other back office and corporate support services
  • Overall responsibility for hiring, staffing, training, and performance management
  • Onboarding of new properties and investments

Department and Operations Management - Ensure effective and hands-on oversight of property management departments and operational functions to achieve financial, operational, and human capital success, including:

  • Preventative maintenance (including for certain owned operation, i.e., restaurants)

Qualifications

  • Bachelor’s degree
  • 10 years of experience in property management
  • 5 years of experience in the management and leadership of multi-site property operations, including facilities and project management
  • Strong experience managing P&Ls and driving financial results
  • Exceptional leadership and human capital management skills
  • Experience selecting, contracting and managing third party services & vendors
  • Exceptional resident and commercial tenant relationship skills
  • Strong focus, high level of sensitivity, and competence with risk management
  • Manage customer service through multiple teams while monitoring revenue and occupancy.
  • Exceptional written and verbal communication skills
  • Ability to impact and influence people and processes
