Currently Hiring! We are seeking an experienced apartment maintenance tech to join our team at one of our South Salt Lake Properties. The property has 70 units, consisting of multiple layouts. The Maintenance Technician's primary responsibility is to ensure the continuous maintenance and upkeep of the property and overall appearance. We are looking for an individual with a strong work ethic, meticulous attention to detail and the capability to diagnose and resolve issues with appliances and building systems.

The primary responsibilities of the Apartment Maintenance include the following: Responsibilities will be assisting the management team with various duties including but not limited to the following. Walking all units, making punch list, ensuring all units are ready for residents to move in.

Ensure units are cleaned, and all appliances are plugged in and working correctly, along with all the standard maintenance duties provided below.

Coordinate with management to make units “rent ready”

Provide clear communication with management on parts or material needs and costs. Perform standard apartment maintenance to aid in the process of making units “rent ready” and general upkeep.

Daily trash and grounds upkeep of the properties.

Coordinate and organize work orders in order of prioritization to suit tenant needs. Maintain the highest level of professionalism at all times.

Coordinate with management for “on call” status.

While on call answer all calls. Respond to emergency work orders/pages.

Communicate after hours worked to management the following business day. (Unless the nature of the emergency requires immediate management involvement.)

Coordinate with contractors/vendors for contract bids/pricing, per management’s request.

Negotiate vendor/contractor pricing per management’s request.

Remove garbage, furniture and other items from apartments as needed.

Track and report weekly completed work to management.

Perform duties within budgets.

Arrive to work with the proper tools to perform the functions for that day.

Provide reliable means of transportation suited for maintenance work.

Perform all other duties requested by management.

Cleaning responsibilities, help ensure the property stays clean in between cleaning company visits.

Experience/Training: Must have previous repair and maintenance experience with excellent communication abilities.

On call (weekends, holidays)

CPO Certification and pool experience-helpful

Knowledge/Skills/Abilities: Should have excellent social and motivational skills. Must be punctual and dependable. Must be self motivated and able to work alone. Must be a highly motivated individual with excellent communication skills, both verbal and written. Must be able to meet deadlines and be able to function as a team. Must provide own tools to perform the general functions of the position. Experience working with Yardi a plus.

Physical Requirements: Must be able to travel up and down stairs to all areas of the properties. Should be able to maneuver and work in tight often uncomfortable areas such as crawl spaces or attic access areas. Must be able to lift up to 75 pounds in a variety of work situations. Must be able to reach, bend, and have a full range of motion.

Must have stamina to work long hours, if needed.
