Gaston Real Estate Investment Company, a small business in downtown Columbia, is seeking an Acquisitions Manager.
Our portfolio consists of ~140 residential & commercial rental units owned by the company. Mainly focused on student housing near the University of South Carolina campus.
The main focus of the Acquisitions Manager is to find new flips, rentals, and vacant lots (for new construction) for our company to buy in the downtown Columbia area. Looking for someone with a SC real estate license or willingness to get one.
Job Description:
A huge variety of all real estate tasks - relating to new acquisitions.
1. Call Realtors about properties on market
2. Send out mailers to absentee owners
3. Site visits to estimate rehab costs
4. Network with lenders, bankers and construction companies
5. Develop relationships with realtors and sellers to get new projects

·$5,000 monthly base salary
·Bonus paid on each deal ($5,000 for each new property, $1,000 for each vacant lot)
·We currently do 5-7 projects a year, but are looking to do 2x-3x more than that

·You'll working with the owner directly on a daily basis.
·We do have a (very) small office, but 80-90% of job is in the field: checking out houses, riding by vacant lots, meeting with owners
·Autonomy is a big deal here - you will not be micromanaged. We want team members who can figure it out on their own.
·3 years plus of real estate and/or construction experience is required.
Toughest parts about the position?
1. This is terrible fit for somebody who just wants a job. This position is for someone who is career minded.
2. Flexible attitude is a must. "This isn't part of my job" doesn't work in this company.

Minimum requirements?
·The kind of person that does what they say they're going to do.
·South Carolina Real Estate license or willingness to get one
·4 year college degree
·Local to Columbia
·3 years real estate experience or construction experience
·Willing to work "On-Site" in downtown Columbia M- F & occasional weekends.
