We are seeking a dedicated and skilled Maintenance Technician to join our team and ensure smooth operation and upkeep for GMHC. The ideal candidate will be responsible for performing routine maintenance tasks, addressing repair needs, and ensuring the building is safe, clean, and functional for all occupants.

Essential Job Functions

The following duties are mandatory requirements of the position:

• Perform Comprehensive Repairs and Maintenance: Demonstrate expertise in all aspects of commercial building upkeep, including plumbing, electrical work, flooring, lighting, painting, spackling, lock repairs, and cleaning & sanitizing.
• Ensure Compliance: Adhere to health, safety, and building codes and regulations.
• Maintain Cleanliness: Keep common areas such as lobbies, restrooms, and break rooms clean and organized.
• Conduct Preventive Maintenance: Carry out routine maintenance on equipment and building systems to reduce downtime and extend their lifespan.
• Use Tools and Ladders Safely: Operate power tools and use ladders following established safety procedures.
• Assist with Office Operations: Support staff with daily office tasks, including office moves and relocations.
• Complete Documentation: Fill out reports, including incident and work sheets, both electronically (via tablet or PC) and manually.
• Manage Work Orders: Collect daily work orders and acquire necessary supplies before attending to service calls.
• Participate in Fire Brigade: Join the building’s fire brigade, receiving training from GMHC-authorized personnel to aid in fire safety and tenant support.
• Handle Extermination and Vermin Control: Address pest issues and escalate to building management when necessary.

Other Responsibilities

The following duties are assigned by the supervisor:

• Coordinate with Facilities Manager: Collaborate on larger projects and major repairs as needed.
• Adhere to Protocol: Follow repair procedures outlined in the GMHC Property and Maintenance Manual.
• Assist with Reporting: Support the manager in preparing monthly reports, Data Driven Administrative Supervision, dashboards, and contributing to quality improvement efforts.
• Manage Supplies: Maintain inventory of maintenance supplies and tools, ensuring vans are consistently stocked.
• Understand MSDS Sheets: Be knowledgeable about Material Safety Data Sheets (MSDS) and the proper use and application of chemicals.
• Practice Safety: Always use universal precautions and adhere to safety measures, supporting other team members as needed.
• Report Issues: Observe building conditions and promptly report any issues, hazards (such as fire or trip hazards), and concerns to the supervisor.
• Work Environment: Perform duties primarily indoors, with occasional exposure to outdoor elements when inspecting or repairing external features.
• Emergency Response: Be available for emergency response 24/7 and be prepared for occasional evening or weekend work for urgent repairs or scheduled maintenance.
• Physical Requirements: Capable of lifting 50 to 60 pounds or more.
• Onsite Duties: Carry out all tasks onsite, with limited offsite responsibilities as assigned by the supervisor.

The ideal candidate should possess most or all of the following skills and knowledge, in addition to the job responsibilities and educational requirements listed:

• Technical Experience: Proficiency in janitorial tasks, cleaning with chemicals, sanitizing, plumbing, electrical work, painting, spackling, locksmithing, flooring types, and general maintenance.
• Self-Motivation: Ability to work independently with minimal supervision, demonstrating reliability and punctuality.
• Problem-Solving: Strong problem-solving skills and the ability to troubleshoot issues efficiently.
• Communication Skills: Excellent communication abilities, with a professional demeanor when interacting with building occupants and vendors.
• Technology Proficiency: Basic computer knowledge, mobile phones and applications, GPS, and tablets for managing work orders and tracking tasks.
• Organizational Skills: Ability to manage and track maintenance tasks effectively, ensuring timely closure of work orders.
• Customer Service: Demonstrated courtesy, respect, professionalism, and skill in de-escalating and managing stressful situations.
• Instruction Following: Capability to listen carefully and execute duties precisely as outlined by GMH and the supervisor.

Education, Certification, & License

• Education: High School Diploma or equivalent, or sufficient literacy to perform essential job functions.
• Experience: Proven experience in all aspects of the job responsibilities outlined above.
• Driver’s License: Valid, unexpired driver’s license, to be maintained throughout employment.
