POSITION TITLE: Building Maintenance
REPORTS TO: Director of Operations and Building Administrator
QualificationsMinimum
  • High School Diploma /or Equivalent
  • Must have physical ability to perform all assigned tasks, including but not limited to ability to walk, stoop, crawl, climb ladders and work in elevated locations. Ability to lift 50 pounds and occasionally up to 90 pounds.
  • Must be proficient in the use of all basic hand and power tools and standard testing equipment.
  • Demonstrate knowledge and skills of maintenance operations of buildings, boilers, heating and ventilating systems, plumbing, electrical systems, and other components of a physical facility, as well as the ability to log power consumptions and record heating and cooling trends.
  • Ability to read and understand written directions and blueprints.
  • Knowledge of basic computational skills.
  • Knowledge of how a commercial heating system operates and the ability to maintain it in proper working condition. Able to perform basic troubleshooting and repairs.
  • Ability to effectively coordinate maintenance work assignments in conjunction with custodial staff assigned to building.
  • Must be dependable and have a good attendance record.
  • Good driving records and able to be insured for district vehicle use.
  • Ability and attitude to work in a cooperative manner with adults and students in the school environment.
  • Appreciation of, and desire to maintain the cleanliness and neat appearance of the building.
  • Must be proficient in the use of computers, Windows software, as well as Word, Excel, Access, computer energy management systems, Google Suite and others as required.
  • Satisfactory completion of the building maintenance test with a score of 75% or higher.

Major Areas Of ResponsibilityThe building maintenance person shall be responsible for the overall operation and maintenance of the building’s physical plant, with particular emphasis on the heating, cooling and ventilation system and energy management system.
Specific Responsibilities
  • Open all building entrances and gates each day prior to the opening of school.
  • Inspects building for cleanliness and overall condition and reports major problems to Supervisor.
  • Maintain the Heating, cooling and ventilation system for peak performance, including checking and changing filters and belts as needed.
  • Has the responsibility to maintain all fire safety equipment in proper working order, including monthly inspections of fire extinguishers.
  • Maintains a regular schedule of preventative maintenance of equipment, such as oiling motors, greasing bearings, cleaning filters, changing belts, and reports major problems through the appropriate procedures.
  • Conducts a periodic inspection of all building equipment, plumbing, electrical installations, furniture and hardware to insure their proper and safe working condition. Reports any major problems to the Supervisor.
  • Enters work orders in computer on a daily basis. Completes preventative maintenance work orders as assigned.
  • Repairs locks, doors and hardware, lockers, furniture, and equipment in building.
  • Replaces broken glass or installs a temporary patch on broken glass.
  • Repairs/replaces electrical devices and fixtures in and around building.
  • Cares for and repairs heating, cooling, and ventilating systems and keeps them properly regulated to insure efficiency and economy of operation.
  • In conjunction with other staff, provides necessary plumbing, electrical, carpentry, and painting services as required.
  • Cares for and maintains boilers in building, including water treatment, blow down, and summer tear down for yearly inspection.
  • Keeps roof in general repair and drains open.
  • Assists with maintenance of grounds when required.
  • Performs snow removal and salting of sidewalks, entrances and driveways when required.
  • Cleans bodily fluids following Universal Precautions and district policy.
  • Performs routine custodial tasks as needed or assigned.
  • Keeps an inventory of supplies and equipment on hand and requisitions as needed replacements in an orderly manner.
  • Maintain and monitor the Energy Management System, and adjust as needed for peak performance.
  • All other job related duties as assigned.
