Job Title: Service Technician - Student Property
Location: Denton, Texas
Job Summary:We are seeking a skilled and self-motivated Service Technician to join our team at a larger student property in Denton, Texas. The Service Technician will be responsible for conducting maintenance and repair tasks to ensure the efficient operation and upkeep of the property. This role requires technical expertise, a strong work ethic, and a commitment to providing a safe and comfortable living environment for our residents. $500 signing bonus.Responsibilities:1. Maintenance and Repair:- Perform routine maintenance tasks, including but not limited to plumbing repairs, electrical repairs, HVAC maintenance, appliance repairs, and general carpentry work.- Diagnose and troubleshoot issues reported by residents or identified during routine inspections.- Conduct preventative maintenance tasks to ensure the long-term functionality and safety of the property.- Respond to emergency maintenance requests promptly and efficiently, addressing issues such as leaks, power outages, and HVAC failures.- Maintain accurate records of maintenance activities, including work orders, materials used, and repairs conducted.
2. Safety and Compliance:- Ensure compliance with all applicable building codes, health and safety regulations, and company policies.- Conduct regular inspections of the property to identify potential safety hazards and maintenance needs, taking appropriate action to address them.- Maintain an inventory of necessary supplies, tools, and equipment, ensuring they are properly stored and maintained.
3. Resident Relations:- Provide excellent customer service to residents, addressing their maintenance requests promptly and professionally.- Communicate with residents regarding maintenance schedules and updates, ensuring they are informed and satisfied with the resolution of their issues.- Foster positive relationships with residents, addressing any concerns or complaints with empathy and efficiency.- Contribute to creating a welcoming and comfortable living environment for residents through timely and quality maintenance services.
4. Team Collaboration:- Collaborate with other members of the maintenance team to ensure efficient operations and timely completion of tasks.- Assist and support other technicians when needed, sharing knowledge and expertise to enhance the team's performance.- Communicate effectively with team members and management, providing updates on ongoing maintenance activities and any potential issues.
5. Professional Development:- Stay updated on industry best practices and technological advancements in maintenance and repair to enhance efficiency and effectiveness.- Seek opportunities for professional development and training to expand knowledge and skills in various maintenance areas.
Qualifications:- High school diploma or equivalent; technical certifications or trade school education is preferred.- Proven experience in maintenance and repair, preferably in student housing or multifamily residential properties.- Strong technical skills in plumbing, electrical, HVAC, carpentry, and general maintenance work.- Excellent problem-solving and troubleshooting skills to diagnose and resolve maintenance issues.- Knowledge of building codes, health and safety regulations, and maintenance best practices.- Strong organizational and time management skills to prioritize and complete tasks efficiently.- Excellent communication and customer service skills to interact with residents and team members.- Proficiency in computer systems and property management software.- Valid driver's license and reliable transportation.
