Student Property Turn Manager CoordinatorResponsibilities:1. Unit Inspections and Quality Control:- Conduct regular inspections of both vacant and occupied units to assess maintenance needs and identify any issues.- Ensure compliance with property maintenance standards, safety regulations, and local codes.- Monitor the cleanliness, functionality, and appearance of the common areas and grounds.- Implement quality control measures to ensure maintenance work is completed to a high standard.
2. Make Readies:- Schedule and coordinate make-ready tasks for vacant units to ensure quick turnaround times for new residents.- Inspect make-ready units to ensure they meet quality standards and are move-in ready.- Coordinate with the leasing team to prioritize and prepare units for new move-ins.- Oversee the cleaning, painting, repairs, and installations required for make-ready units.3. Preventative Maintenance:- Collaborate with the Lead Maintenance to develop and implement a comprehensive preventative maintenance program for the entire property.- Schedule and coordinate routine maintenance tasks, including HVAC, chiller, and boiler inspections, filter replacements, pest control, fire safety inspections, etc.- Collaborate with vendors and contractors to schedule and oversee maintenance projects.- Conduct regular property inspections to identify potential maintenance issues and address them proactively.4. Service Request Management:- Receive and prioritize service requests from residents and staff.- Assign and delegate work orders to maintenance technicians, ensuring timely resolution of issues.- Follow up on service requests to ensure completion and resident satisfaction.- Maintain accurate records of service requests and maintenance activities.
5. Team Leadership and Collaboration:- Provide guidance to a team of maintenance technicians when requested by the Service Manager.- Oversee (4) contract Groundskeepers to ensure they are maintaining the grounds and common areas to the highest standards.- Inventory supplies in containers, storage units, and shops.- Collaborate with and report to the Service Manager to establish and maintain efficient workflow and departmental goals.6. Other- Manage compliance and inventory of Key System and ensure all keys are returned nightly by team members.- Assist with Leasing and Move-ins when needed and /or requested by Sr Manager.- Assist with other projects requested by Sr Manager.- Attend Resident Functions and Housing Events.- Must be physically able to perform job duties and have reliable transportation, driver's license, and auto insurance.
