Our client, a $2B real estate firm, is seeking a Director of Operations & Construction to oversee property management and lead capital improvement projects for a Class A commercial building in NYC.

Responsibilities:

• Manage all aspects of day-to-day operations and on-site personnel.
• Direct and coordinate all construction, renovation, and capital improvement projects, ensuring strict adherence to timelines, budgets, and rigorous quality standards.
• Oversee tenant relations to ensure exceptional satisfaction and retention levels.
• Negotiate service contracts and effectively manage vendor relationships to optimize quality and cost efficiency.
• Implement and enforce building policies, procedures, safety protocols, and security measures.
• Conduct regular inspections of the property and tenant spaces to ensure full compliance with regulations.
• Collaborate closely with leasing and marketing teams to attract and retain tenants, actively participating in leasing negotiations.
• Prepare comprehensive reports on building operations, financial performance, and tenant satisfaction for senior management.

Qualifications:

• Bachelor’s degree preferred.
• 5-8 years of experience in commercial property management, with a demonstrated focus on luxury or Class A properties.
• Proven track record in managing large-scale renovation projects for an owner/developer.
