Identify, evaluate, negotiate, and finalize commercial real estate investments in New Jersey and beyond, encompassing development prospects and existing assets within office, retail, industrial, and multifamily segments.
Develop intricate financial models, discern trends and risks, assess property valuations and debt structures through cash flow analysis, IRR calculations, and comparative sales.
Cultivate an active deal pipeline by sourcing both on and off-market opportunities.
Prepare investment memoranda and craft presentations for acquisitions.
Cultivate and nurture relationships with key market players, including investment sales brokers, leasing agents, lenders, and property managers, to uncover off-market deals.
Offer leadership in assessing development-related risks and assumptions during the underwriting stage, overseeing all facets of the acquisition process from due diligence to closure as required.
Present and advocate for investments to the Investment Committee.
Conduct comprehensive market assessments, site evaluations, zoning analyses, and other due diligence tasks related to site acquisition and development feasibility.
Collaborate with legal counsel to negotiate purchase agreements, partnership agreements, and other pertinent legal documents.
Leverage strong industry contacts and sourcing capabilities to identify opportunities for growth.
Fulfill other duties as assigned.
Qualifications
You possess a genuine passion for real estate and are highly motivated to excel.
A Bachelor's degree or equivalent combination of experience and education is required, with an MBA or related graduate degree considered a plus.
Proven experience in team leadership and relationship cultivation.
Exceptional attention to detail and a sense of urgency.
Outstanding communication skills, both verbal and written, with the ability to work autonomously.
Proficiency in evaluating construction documents and conducting financial analysis using advanced MS Excel skills.
Minimum of 5 years of commercial real estate investment experience across various asset types.
An entrepreneurial mindset coupled with a strong work ethic.
Immediate availability and consistent attendance are essential.
Personal computer equipment is required.
Job Types: Full-time, Part-time Pay: $100,000.00 - $360,000.00 per year Supplemental Pay Types
