 Job Summary:

The Apartment Renovations Manager will be responsible for planning, executing, and overseeing renovation projects across our portfolio of apartment communities. This role involves managing budgets, timelines, and project teams to ensure successful project completion and alignment with company objectives.

 Key Responsibilities:

- Project Planning and Management: Develop detailed project plans, including scope, budget, and timelines for renovation projects.

- Budget Management: Prepare and manage renovation budgets, ensuring projects are completed within financial constraints.

- Conduct a material quantity estimation

- Vendor Management: Source, negotiate, and manage contracts with contractors, suppliers, and other vendors.

- Quality Control: Ensure all projects meet quality standards and comply with relevant codes and regulations.

- Team Coordination: Collaborate with internal teams, including property managers, maintenance staff, and executive leadership to ensure project alignment with operational needs.

- Reporting: Provide regular updates and detailed reports on project status, budget, and timelines to senior management.

- Risk Management: Identify potential risks and develop mitigation strategies to ensure successful project completion.

- Compliance: Ensure all projects adhere to local, state, and federal regulations, including safety standards and environmental regulations.

 Qualifications:

- Education: Bachelor’s degree in construction management, engineering, business administration, or a related field preferred.

- Experience: Minimum of 7 years of experience in construction or remodeling.

- Skills: 

-Knowledgeable in plumbing 
-Strong project management skills with the ability to manage multiple projects simultaneously.

- Experience with buildings constructed in the 1980s

- Excellent budgeting and financial management skills.

- Proficiency in project management software and tools.

- Strong negotiation and vendor management skills.

- Excellent communication and interpersonal skills.

- Detail-oriented with strong analytical and problem-solving abilities.

- Certifications: PMP, or other relevant certifications are a plus.

- Other Requirements: Ability to travel to various project sites as needed.
