Position: Assistant Controller, Property Accounting

GREENBERG GIBBONS COMMERCIAL (GGC) is seeking an Assistant Controller to work from its Canton office as a leader within the company’s Accounting Department. The Assistant Controller will oversee the day-to-day operations for a portfolio within the Accounting Department, and be responsible for maintaining accurate financial records, implementing financial policies and procedures, and providing strategic financial guidance to support the company’s objectives. The position will report to the Controller, Property Accounting.

Desired Skills and Experience Include:

  • BS/BA degree and CPA required; public accounting experience a plus.
  • 5-7 years overall experience; 3 years of property accounting experience required, retail preferred.
  • Experience leading and developing teams or major projects/initiatives strongly preferred.
  • Knowledge of both GAAP & income tax basis accounting.
  • Experience with investor reporting preferred.
  • Proficiency in Excel and accounting software required. Experience with Yardi preferred. 
  • Strong analytical skills, attention to detail, verbal and written communication skills.
  • The ability to develop, enhance and maintain strong processes and internal controls.

Responsibilities will include, but are not limited to:

  • Financial Reporting: Prepare and analyze financial statements including balance sheets, income statements, and cash flow statements. Ensure adherence to deadlines, and accuracy and compliance with accounting standards and regulatory requirements.
  • General Ledger Management: Maintain the general ledger system and reconcile accounts. Review journal entries and adjustments to ensure accuracy and completeness.
  • Financial Analysis: Conduct financial analysis to support decision-making processes. Provide insights on key financial metrics, trends, and performance indicators.
  • Cash Management: Manage cash accounts, the overall treasury function, wires, and the banking relationships for assigned properties. Oversee accurate and timely completion of monthly bank recs.
  • Lease Administration: Prepare and/or review new lease set up, and annual CAM/real estate tax adjustment billings.
  • Internal Controls: Ensure department policies, procedures and internal controls are cross-trained on the team and working as intended.
  • Investor Distributions/Capital Calls/Reporting: Prepare and/or review the team’s calculation support for the monthly and quarterly investor distributions and monthly capital calls to investors/partners. Interface with third party investors to meet financial reporting requirements.
  • Tax Compliance: Collaborate with tax professionals to ensure compliance with tax regulations and filings. Assist in the preparation of tax returns and related documentation. Coordinate tax appeals with internal staff and external firms, as needed.
  • Audit Support: Coordinate with external auditors during financial audits. Prepare audit schedules and provide necessary documentation to support audit procedures.
  • Process Improvement: Identify opportunities for process improvement and efficiency enhancements within the accounting department. Implement best practices to streamline workflows and increase productivity.
  • Team Collaboration: Work closely with cross-functional teams including asset management, leasing, and operations to support business objectives and initiatives.
  • Supervise a team of direct reports daily, including work product review. Provide training and coaching to direct reports as needed.
