Grosvenor Land, LLC is Hiring a Warranty Technician Near Southern Pines, NC

Ascot is growing. We are searching for a new Warranty Technician for the Moore County NC area.

The Warranty Technician is responsible for ensuring that each client’s experience, during their Warranty period, is a professional experience that exceeds their expectaions. The Warranty Technician efficiently and effectively reviews, completes, manages, and resolves warranty and courtesy services. The Warranty Technician also acts as an advocate for our clients and represents Ascot with the highest level of integrity, character, professionalism, courtesy and ethics

Responsibilities:

  • Key responsibility is to handle warranty & service requests to ensure satisfaction in an efficient, courteous and understanding manner, while performing the following duties, including but limited to:
  • Own the client experience, communication, and expectations from closing through end of the warranty period.
  • Establishes proper warranty expectations with every client by communicating throughout the process
  • Manages scheduling and timely completion of warranty requests for every client so that when work is scheduled, it is completed on the first trip.
  • Documents and tracks all client services through completion using company software.
  • Monitors and manages trades for responsiveness, professionalism, and quality of work performed.
  • Ensures quality standards are being met on all warranty repairs.
  • Ensures that root causes of issues are being identified and reported.
  • Ensures that all processes and administrative procedures are followed consistently, completely, and accurately.
  • Capable of completing all work necessary, required or appropriate, independently without the need for other trades and in a timely manner.
  • Practices financial responsibility at all times when dealing with Trade Partners and warranty repairs.
  • Performs other duties as needed or required. Maintain professional behavior, minimize interruption of client/ owners’ time.
  • Use company assets including vehicles, tools and supplies judiciously.

Tasks:

  • Punch-out homes as they near completion. May include things such as:
  • Paint touch-ups.
  • Door and windows adjustments.
  • Mirrors and hardware installation or adjustments.
  • Coordinating other trades.
  • Conduct Owner walkthroughs with Homebuyers in preparation for settlement.
  • Perform service or warranty repairs, adjustments, or replacements as needed to satisfy customer requirements.
  • Follow all safety precautions.
  • Oversee and manage Subcontractors when performing warranty or service work.
  • Maintain, clean jobsites, and perform any additional labor tasks assigned by Supervisor.

Minimum requirements:

  • High school diploma or GED.
  • Associate degree in Construction Management or related field or applicable work experience preferred.
  • Two to four years of construction experience, residential construction preferred.
  • Basic computer skills required.
  • Ability to work some nights and weekends by phone or be dispatched for emergencies as required.
  • Minimum 3 years’ experience with construction tasks and procedure.
  • Effectively communicate with subcontractors, vendors, and clients/owners.
  • Excellent reasoning ability and decision-making skills.
  • Exhibit and practice good judgment.
  • Ability to multitask and prioritize every day work and emergencies.
  • Technology savvy. Able to operate IPhone/Ipad or similar to access company web interface.
  • Self-Motivated: able to work/troubleshoot unsupervised.
  • Reliable and punctual.
  • Must exhibit a professional/tidy appearance when meeting homebuyers/owners.
  • Must have valid driver’s license, clean record, and transportation.

Physical Requirements:

  • Ability to stand and walk for up to eight (8) hours per day.
  • Use and hands, including fingers, to handle or feel objects, tool or controls which may be of a repetitive motion.
  • Reach with arms and hands.
  • Frequently required to climb or balance.
  • Vision abilities include close and distance vision and the ability to adjust focus.
  • Required to regularly push, pull, lift or carry 50 lbs. Occasionally it may be 50-85 lbs.
  • Must be able to climb ladders, occasionally up to a 20-foot ladder.
  • Flexibility.
