Service week (days/hours): Monday – Friday, 9:00 am – 5:00 pm

Required meetings: Monthly all-staff meetings, Safety and Construction Committee meetings; inter-organizational meetings, inter-departmental meetings

At Habitat for Humanity Philadelphia (HFHP), we are builders who work alongside, not for, others. We are driven by accountability and defined by our stick-to-itiveness.

The Director of Construction provides directional leadership and oversite for all HFHP’s repair, rehab, and new construction activities. The Director of Construction leads, manages and drives accountability of the dynamic Build Team, who range from project managers to field carpenters, and operations personnel. The Director of Construction works closely with leadership to set forth and oversee annual production goals, departmental budgets, enterprise risk management, and long-range schedules that are in alignment with organizational goals, department capacity, and leverage volunteer engagement.

The ideal candidate will: have depth of experience in residential construction; have a proven track record of successful program development and management; and will maintain quality outcomes, positive relationships, and good humor while working in a dynamic environment.

Key Responsibility: Lead General Contracting Operations

  • Direct and oversee all of HFHP’s general contracting activities which range from new home construction and rehabs (~10-20 homes/year) to owner-occupied renovation and repair work (~150 homes/year).
  • Lead, manage and drive accountability on budgets and construction timelines.
  • Uphold quality control and safety to ensure that each project is built in accordance with design, code, and safety regulations.
  • Work with Real Estate Development Team to review house plans, specifications and project budgets, provide cost estimates and opportunities for cost savings. Provide feedback on constructability as needed.
  • Analyze completed projects with focus on process improvements, increased efficiencies, reduced costs, and overall areas for improvement.
  • Oversee procurement and contracting work to ensure that Habitat provides open and fair access bid processes on all contracted and subcontracted activities; uphold organizational policies and guidelines regarding RPF and bid processes; oversee price and quality control.
  • Direct the Build Team’s safety strategy; ensure that construction, rehab, repair, and warehouse locations comply with external safety standards and HFHP’s internal safety policy; and co-chair HFHP’s Safety Committee.
  • Oversee use and care of warehouse spaces, fleet vehicles, tools and equipment.

Key Responsibility Area: Drive Program Strategy

  • Build and manage departmental budgets for both home-building and home-repair, as well as contribute to organizational budget.
  • Work with Leadership, Finance, project planning, and strategic partnerships to set annual production goals aligned with organizational mission and capacity.
  • Drive innovation to scale impact of HFHP’s build strategy.
  • Advise leadership on the strategic opportunities and needed resources necessary to grow housing/repair production; clearly communicate leadership goals and priorities with Build Team, staff, provide guidance on operationalizing these goals.
  • Encourage the effective use of Habitat model and unique blend of resources including volunteer labor, gifts-in-kind, donated services, the Carpentry Fellowship program, and other partnerships to advance goals. Work to continually evaluate the systems, processes, and staff structure needed to scale up building production.

Key Responsibility Area: Team Management

  • Lead, manage and drive accountability of Build Team managers and identify capacity needs (technology, fleet, human resources) to ensure that Build Team has the budgets, resources, training, and support needed to carry out their work in a safe and efficient manner and produce a quality-built product.
  • Provide directional oversight of the Carpentry Fellowship program; ensure that program advances build production, meets the outlined Fellowship expectations.
  • Leverage volunteer engagement; including volunteer workdays, future homeowner engagement on site, and training opportunities for Carpentry Fellows.
  • Create a culture that encourages diversity, access to professional development opportunities, and career advancement.
  • Conduct management in a manner that is judicious, empathetic, and professional; provide clear concise communication on goals and expectations, provide prompt constructive feedback when expectations are not meet; coach direct reports on effective team management and accountability.

Qualifications


Required Education, Experience, Knowledge & Skills:

  • 10 years relevant experience in the construction and building industry; must be extremely well versed in all aspects of residential home construction and project management; some field experience preferred.
  • Minimum of 8 years in positions with leadership and people management; strong ability to handle interpersonal relationships judiciously and empathetically.
  • Proven track record of success managing and overseeing projects and programs; ability to oversee diverse portfolio of project typologies concurrently.
  • Demonstrated ability to create and manage complex projects and departmental budgets.
  • Strong planning and scheduling skills, experience with and ability to use project management tools such as Gantt charts are highly preferred.
  • Familiarity with and ability to read legal contracts and documents and effectively negotiate contract terms.
  • Strong computer and tech competencies: ability to check and send emails, operate a tablet/iPad to utilize project management programs and communication software.
  • Understands the Habitat for Humanity philosophy and the desire to promote it.
  • Professional attitude and strong interpersonal skills, including the ability to work with volunteers and in diverse populations.
  • Ability to maintain respect and compassion when working with people in difficult life circumstances.
  • Valid driver's license with no major violations in the last 3 years.

Physical Requirements to Perform Duties:

  • Ability to visit and traverse active construction sites including ability to walk on uneven surfaces, climb ladders and scaffolding, and work in unconditioned spaces
