HANAC, Inc. is Hiring an Occupancy and Rent Collection Specialist Near New York, NY
HANAC, Inc. – originally founded by George Douris as the Hellenic American Neighborhood Action Committee – is a New York City-based multi-faceted social services organization. The organization was founded in 1972 to serve the needs of vulnerable populations throughout New York City. The occupancy and Rent Collection Specialist works closely with the Director of Property Management. Responsibilities include but are not limited to:
Perform all aspects of apartment leasing such as assisting with the preparation and execution of initial certification, new resident orientation, and move-in
Ensure approval from the property manager of initial and annual tenant income certifications
Sustain occupancy by processing annual and interim recertifications in accordance with the state and city guidelines
Assist property managers with questions and issues relating to tenant compliance
Assisting in the marketing of vacant units
Inform the Property Manager of tenants in non-compliance to start holdover cases
Maintain property resident files, property compliance binders, and other documents needed during audits and MOR/building inspections
Prepare for annual file audits by reviewing tenant files, gathering needed documents, and confirming sites are following applicable government regulations and is ready
Responsible for organizing and maintaining residential files ensuring uniformity throughout the sites
Responsible for organizing, maintaining, and keeping track of applications and waitlists in Yardi
Follow up with applicants to obtain required LIHTC, Home, Homeless, and Sec 8 documentation
Manage resident correspondence and recertification notices
Completing ad-hoc projects, as needed by the Director or Property Management and Property Managers
Qualifications:
Associate's degree with 3 years’ experience preferred or High School diploma/GED with a minimum 5 years’ experience
2 years experience with landlord-tenant court
Familiarity with affordable housing
Knowledge of HUD, LIHTC Home, and Homeless programs
Possess excellent organizational, interpersonal, verbal, and written communication skills
Ability to work with staff individually and as a team.
Proficiency with Microsoft Office Suite, particularly Word, Excel, and Outlook
Yardi Voyager software experience is a must
Must be willing to travel to multiple locations including housing court
Must be willing to adhere to all Company COVID-19 workplace safety policies and protocols
