Title: Financial Controller

Location: Downtown Vancouver

Salary: 130-135K, bonus, vacation, benefits, education support and more.

A well known real estate developer with over 30 years in business, the head office is based in Vancouver with an international mega developer as a parent company. This client with their beautifully designed offices seeking to add another member to their team as they continue growing. The clients develop residential and commercial properties and has won some major projects. They have also won major awards for their buildings. The client values work life balance and will accommodate certain flex hours.

About the role:

• Work with the team on company’s financial planning and budget management functions, including cash-flow planning and annual and long-term projections.
• Supervise a team member and provide support as needed
• Work with Department heads and Project Managers to establish and implement short and long-range departmental goals, budgets, objectives, policies, and operating procedures.
• Monitor project costs, prepare interim and final reports, and explain/investigate variances
• Manage and report on project financial risks including cost overruns, pending equity missing contracts, lien risks, etc.
• Advise on coding of project costs and prepare reallocation entries as needed.
• Build capital stacks to support project financing and manage collection of documents and required by lenders / QS
• Prepare monthly bank draws and manage treasury function for project ensuring sufficient fund are available to cover costs in place; manage and report on project working capital
• Prepare and submit bi-monthly payroll, keep good records of vacation and sick pay records. Well versed with BC Employment Act.
• Identify opportunities for process improvements to accelerate close and reporting timelines.
• Perform monthly balance sheet reconciliations to ensure accurate reporting and ledger maintenance.
• Oversee accounting for real estate transactions, including acquisitions, dispositions, and lease agreements.

JOB REQUIREMENTS:

• 5 years of experience in Real Estate Accounting or relevant industry
• CPA or related designation/Education is preferred.
• Strong strategic thinking and analytical skills, with the ability to interpret data and make data driven decisions.
• Excellent communication skills and interpersonal skills, with the ability to effectively
• collaborate with cross-functional teams
• Experience working Yardi is a preference but not required
