SummaryResponsible for the general maintenance of all Heritage Health sites including but not limited to: painting, minor electrical or plumbing repairs, fill-in janitorial as needed, minor groundskeeping, and general maintenance as needed (e.g.- light bulb/ballast replacement, furniture assembly and/or disposal).
RequirementsMinimum qualifications:
  • High School Diploma or GED.
  • 3-5 years of experience that is directly related to the duties and responsibilities specified.
  • Valid driver’s license and auto insurance.
  • Ability to work various hours as needed including evenings and weekends.
Knowledge, Skills, And Abilities Required
  • Knowledge of building trades – painting, carpentry and construction, mechanical, electrical and plumbing.
  • Understanding of maintenance requirements and ability to perform general maintenance work on buildings and equipment.
  • Ability to interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
  • Ability to perform numerical calculations. Strong reasoning and problem-solving skills.
  • Ability to lift various objects routinely between 50-75 lbs.
  • Skill in using hand and power tools applicable to trade.
  • Ability to reliably travel between Heritage Health facilities as required.
  • Strong interpersonal skills and the ability to work effectively with a wide range of constituencies in a diverse community.
  • Ability to read, understand, follow, and enforce safety procedures.
  • Skill in the use of computers.
Duties And Responsibilities
  • Monitor general maintenance of all Heritage Health sites.
  • Efficiently and independently monitor, maintain, and perform repairs and preventative maintenance to all Heritage Health sites as appropriate.
  • Monitor and perform routine maintenance of heating and air-conditioning as appropriate.
  • Monitor and perform routine maintenance of plumbing system as appropriate.
  • Perform miscellaneous tasks as needed including painting and texturing, sheetrock/drywall installation and/or repair, window repair, cabinet and countertop repair, and door and hardware installation; paint interior and exterior finishes, as appropriate.
  • Assemble furniture and equipment as needed.
  • Repair and replace locks on doors, cabinets, and drawers.
  • Requisition tools, equipment and supplies as needed.
  • Maintain inventory of supplies for maintenance, groundskeeping, snow removal and janitorial as assigned.
  • Ensure proper snow and ice removal snow at each assigned Heritage Health site.
  • Document facilities maintenance requirements; maintain appropriate records of work performed.
  • Ensure proper use, care and maintenance of equipment and supplies; promote continuous improvement of workplace safety and environmental practices.
  • Regular and predictable attendance is an essential function of this position.
  • Perform miscellaneous job-related duties as assigned.

In addition, employees must accept the responsibility for maintaining the safety of themselves and others by adhering to all written and verbal instructions, promptly reporting and/or correcting all hazards or unsafe conditions and providing feedback to supervisors and management on all safety issues.
Physical/Mental RequirementsThe Facilities Maintenance Technician must be able to perform the following essential physical job functions daily:
  • The physical ability to stand and or walk frequently.
  • The physical ability to climb on a ladder to heights in excess of 10’, balance, and work above the shoulder frequently.
  • The physical ability to occasionally bend/stoop, kneel, crouch, crawl, and squat in order to maintain the Heritage Health facilities.
  • The physical ability to use both hands for frequent grasping and occasional fine manipulation and fingering
  • The physical ability to frequently lift and carry 50 pounds.
  • The physical ability to push various items, such as equipment and furniture, up to 75 pounds.
  • The physical ability to pull various items, such as equipment and furniture, up to 75 pounds.
  • The physical ability to work at heights.
  • The physical ability to tolerate required personal protective equipment, such as steel toed shoes, work gloves, safety glasses and ear protection, that are needed based on the task being performed.

Working ConditionsWork involves occasional exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazard materials, dirt, dust, fumes, smoke, and/or loud noises. Moderate to extensive physical activity involved. Requires strenuous physical work; heavy lifting, pushing, or pulling required of objects over 50 pounds. Work environment involves some exposure to elements, hazards or physical risks, which require following basic safety precautions and use of Personal Protective Equipment as required.
