COMPANY OVERVIEW

Our client is a real estate investment firm founded in 2001 to develop and invest in student housing across the Midwest. To date, the firm has directly sponsored and completed more than $1 billion of commercial real estate projects Nationally. Through organic growth, they’ve strategically expanded beyond student housing into market rate multi-family, office and even some retail development. In 2021, the company delivered a $120,000,000 Uber luxury mid-rise multi-family development in a major market. Additionally, the principal was the visionary behind a $169,000,000 build to suit for a Boulder, CO based technology company. Most recently, the platform closed on an $72,000,000 total cost student housing value add project in Colorado. The project, currently under construction, is estimated to yield it’s investors more than a 24% IRR and 3.93x multiple. Over the last 18 months, the company has acquired two value-add student housing communities in Colorado and memorialized a $180,000,000 recapitalization on two legacy student housing assets.

POSITION OVERVIEW

This individual will support all aspects of Asset Management for the firm's portfolio of real estate assets under general supervision of the leadership team. The candidate will drive investment performance from deal execution through disposition for assets with complex investment strategies including developments and repositioning, in conjunction with JV partners, third-party property management teams, and technical consultants. The role will include managing both stabilized assets and development projects.

The ideal candidate possesses a strong sense of individual work ethic and can self-motivate. You’ll also need an exceptional entrepreneurial spirit coupled with the ability to manage highly complex national and global relationships among partners, investors, and municipalities. Lastly, you’ll need the ability to endure high levels of conflict, manage legal complexities, and generally have a deep sense of ethics. The company is a merit-based, flat organization, where being a team player is required.

JOB DESCRIPTION

PORTFOLIO MANAGEMENT

  • Assess investment performance in relation to business plan targets by analyzing financial reporting, performing regular site visits, and serving as an expert on local market conditions
  • Identify, recommend and execute asset management initiatives to capitalize on opportunities and mitigate risks during the hold period
  • Analyze capital expenditures, leasing performance, refinancings, and other major decisions and prepare recommendations to the leadership team accordingly
  • Prepare internal monthly and quarterly reporting, and develop and maintain financial projection and valuation models in Excel

ASSET PERFORMANCE

  • Lead preparation and execute various asset management duties for assigned properties, including development of annual strategic plans, budgets, financial projections, leasing and marketing plans, capital plans and cash management decisions
  • Monitoring of budget versus actual and understanding of any variances thereto, monitor the operations and budgets of the properties ensuring performance against budget and the long-term profitability and viability of the properties
  • Diligent understanding and pursuit of tenant arrears; develop a response and recommendation to tenant collection matters and defaults
  • General market understanding for assigned assets - collects market information; in particular, competitive lease and sales transaction information – and meets with leasing and sales brokers periodically
  • Develop a working knowledge of leases, loan documents and other agreements for general responsibilities while interfacing with loan services to ensure loan compliance
  • Review and manage real estate tax assessments and appeal processes
  • Support investment restructurings, sales and asset financings strategies

ACQUISTION & DEVELOPMENT

  • Provide acquisition input and assistance in due diligence process, including review of financial and operational assumptions
  • Compile and maintain research on the company’s current and target markets (sales comps, lease comps, vacancy rates, new construction, etc.)
  • Attend construction meetings, review draw requests, and oversee tenant improvement, capital and make ready work through third-party lease-up and stabilization
  • Manage coordination of post-acquisition activities and integration of assets into the ownership’s portfolio

QUALIFICATIONS REQUIRED

  • 2 years of experience in commercial real estate with a career focus on asset management
  • Experience with tenant improvement construction and base building capital projects
  • Strategic thinker, capable of developing an overall business plan and overseeing the execution of plan
  • Professional reputation; strong industry credibility. Proven effective management experience
  • Strong financial acumen; experience developing plans and budgets
  • Excellent self-starter with strong and independent work ethic; project oriented, results-driven, problem solver
  • Well-organized; excellent attention to details
  • Fully proficient in Microsoft Excel.
  • Excellent written and verbal skills; comfortable with presentation preparation & delivery
  • Bachelor’s degree required; advanced degree preferred
  • Hard-working, can-do attitude and the desire to succeed in a fast-paced, entrepreneurial, and team-oriented environment
