MAINTENANCE SUPERVISOR

SUMMARY:

  • Respond to resident service requests and perform maintenance work following policies, safety standards, and codes.
  • Preparing vacant apartments for leasing by conducting inspections, coordinating maintenance tasks, scheduling vendors, and ensuring completion of all necessary work.
  • Establish cleanliness and appearance standards for the community's grounds, amenities, and buildings to maintain high quality.
  • Inspecting work performed by team members and external service providers, and implementing corrective actions as needed.
  • Manage maintenance materials inventory and collaborate with management to order supplies within budget.
  • Performing monthly preventative maintenance tasks as outlined in the policy manual.
  • Supporting cost-cutting initiatives by repairing rather than replacing parts, minimizing waste, and using tools and equipment efficiently.
  • Conducting safety meetings, ensuring compliance with safety regulations, and keeping current with relevant laws.
  • Demonstrate excellent customer service skills by promptly and efficiently addressing resident inquiries and complaints promptly and efficiently.
  • Will work both in and outside of apartment buildings and in all areas of the community, including amenities.
  • Assists Community Manager in developing the budget for regular repair, maintenance, and capital expenses.

SKILLS REQUIRED

  • Possess own hand tools, unless prohibited by law, and be skilled in their safe use and maintenance.
  • Apply logical thinking to solve problems effectively.
  • Have strong customer service and communication skills to interact with residents, clients, and team members courteously and calmly address issues.
  • Demonstrate effective written and verbal communication skills to represent the company, act as a point of contact for internal and external inquiries, and explain department policies.
  • Be proficient in using the internet, word processing, spreadsheet, and database programs, preferably with experience in property management systems.
  • Operate basic office equipment like copiers, faxes, and telephones.
  • Have basic mathematical skills for financial and administrative tasks.
  • Hold a high school diploma, GED, or equivalent experience/training.

OTHER REQUIREMENTS

  • Must have EPA certifications Type I and II or Universal for refrigerant recycling.
  • CPO certification is preferred.
  • Must have all certifications as required by State and Local jurisdictions.
  • Must have a valid driver’s license.

*This position is eligible for a $1,000 Sign-On Bonus after 90 days of employment*
