Himmelrich Associates, Inc. is Hiring a Construction Superintendent Near Baltimore, MD

Position Overview:

As a Commercial Construction Superintendent, you will oversee all aspects of our construction projects at Montgomery Park from inception to final acceptance, including planning, organization, and control of the work in the field. You will supervise and coordinate subcontractors, ensuring safe conditions and maintaining high-quality control on construction sites.

Key Responsibilities:

  • Manage and monitor the work of trades and subcontractors
  • Conduct material takeoffs and procure necessary materials
  • Coordinate material deliveries and site inspections
  • Create 2-week look-ahead schedules
  • Document activities including daily reports, safety reports, etc.
  • Participate in weekly progress meetings
  • Complete required documentation of project progression
  • Maintain a safe, secure, and healthy work environment by following guidelines, standards, and procedures
  • Read and interpret construction blueprints, elevation drawings, and specifications
  • Manage inspection processes
  • Execute layout tasks and supervise site maintenance
  • Partner with Property Management to ensure smooth project integration
  • Apply trade knowledge in HVAC, Electrical, and Fire Safety
  • Demonstrate strong leadership skills to motivate and guide your team
  • Utilize computer proficiency for project management and documentation; experience with Appfolio is a plus
  • Effectively resolve or escalate issues with subcontractors and other third parties in a timely manner

Qualifications:

  • Minimum of 5 years of field experience in commercial construction, with 2 years in a management role
  • Proven track record managing projects up to $10,000,000
  • Strong ability to read and understand construction blueprints, elevation drawings, and specifications
  • Superior communication and leadership abilities
  • Trade knowledge in HVAC, Electrical, and Fire Safety
  • Familiarity with the Baltimore area and local construction regulations
  • Clean driving record
  • OSHA 30, First Aid, & CPR Certification preferred
  • Proficient with computers and familiar with project management software; experience with Appfolio is a plus
  • Highly organized with strong attention to detail
  • Great time management and problem-solving skills
  • Willingness to work additional hours or weekends if necessary to meet job schedule
  • Ability to manage multiple projects with urgent deadlines
  • Exhibit great time management and problem-solving skills
  • Maintain a professional appearance during working hours
  • Comfortable working with hand tools
  • Forklift operator
